Job description

We are recruiting for an experienced Project Manager – Design & Construction to join a rapidly growing international luxury lifestyle organisation based in Dubai.

This is a unique client-side Project Management opportunity, taking responsibility for the delivery of premium projects across an expanding global portfolio.

Projects will include luxury hospitality environments, VIP lounges, premium F&B concepts, high-end commercial spaces and bespoke fit-out developments across the UAE and international markets.

Working directly with the Founder & CEO, the Project Manager will operate as the key internal lead for project delivery, managing developments from initial concept and design through tendering, contractor appointment, construction, fit-out, snagging and final handover.

This is a highly hands-on position suited to someone who combines strong technical and commercial project management capabilities with an excellent eye for quality, finishes and the overall customer experience.

Key Responsibilities

• Take full ownership of projects from concept and pre-construction through to completion and final handover.
• Develop and manage project programmes, budgets, deliverables, risks and key milestones.
• Lead tendering and RFP processes, including tender preparation, contractor engagement, bid evaluation, clarification and commercial negotiations.
• Identify, assess and recommend suitable main contractors, fit-out contractors, consultants and specialist suppliers.
• Manage contractor appointment and maintain strong working relationships throughout project delivery.
• Coordinate the internal Design Architect, external consultants, contractors, suppliers and other project stakeholders.
• Review architectural drawings, specifications, material selections and technical submissions to ensure designs are practical, buildable and commercially achievable.
• Ensure projects consistently achieve the required standards across design, finishes, materials, workmanship and overall guest experience.
• Maintain a strong on-site presence during key stages of construction and fit-out.
• Monitor contractor performance, programme delivery and quality, intervening quickly where delays or quality concerns arise.
• Manage project budgets, variations, claims, change orders and ongoing cost forecasts.
• Coordinate with landlords, developers, airport authorities, government bodies and other external stakeholders where required.
• Take a hands-on role in snagging and quality inspections, ensuring defects are identified, recorded and rectified to the required standard.
• Manage testing, commissioning, approvals and final project handover.
• Support feasibility assessments and early-stage planning for new international developments.
• Work closely with internal stakeholders across Business Development, Operations, Hospitality, Finance, Legal and QHSE.
• Provide clear and regular updates to the Founder & CEO covering project progress, budgets, risks, contractor performance and key decisions.
• Travel internationally to oversee projects at critical stages of development and delivery.

About You

We are looking for a commercially minded and highly driven Project Manager who enjoys taking genuine ownership of projects rather than operating within a heavily layered corporate structure.

You will ideally bring experience from luxury hospitality, hotels, high-end retail, premium F&B, luxury commercial interiors or high-specification fit-out environments.

The successful candidate will be comfortable operating both strategically and hands-on – equally capable of presenting a project update to senior leadership and walking a construction site with a contractor to resolve outstanding issues.

You should have:

• A Bachelor's degree in Civil Engineering, Architecture, Construction Management, Engineering or a related discipline.
• At least 5 years' relevant Project Management experience within construction, development or high-end fit-out.
• Demonstrable experience delivering projects from design/pre-construction through construction, snagging and handover.
• Strong experience within luxury hospitality, hotels, premium retail, F&B, commercial interiors or high-end fit-out.
• Hands-on experience managing contractors and holding them accountable for programme, quality and delivery.
• Strong experience with tendering, RFPs, contractor evaluation and contractor selection.
• Experience reviewing technical and commercial bids and making recommendations for contractor appointment.
• Good knowledge of project budgets, cost control, variations and change management.
• Strong practical experience with snagging, testing, commissioning and final handover.
• Excellent stakeholder management, communication and negotiation skills.
• A strong eye for detail, particularly around finishes, workmanship and premium customer-facing environments.
• The ability to work autonomously and take ownership of multiple projects simultaneously.
• Previous UAE project experience would be highly advantageous.
• Flexibility and willingness to travel internationally according to project requirements.
