Job summary

Client of Ladwig Consulting in Dubai seeks an experienced Senior Project Manager – Delivery to lead luxury hospitality and branded residential developments. The role combines design development, procurement, construction, commissioning and handover, with hands-on leadership of consultants, contractors and stakeholders across the UAE.

Ideal candidate has Tier 1 Main Contractor background, client-side PMC experience, and a proven record delivering high-rise, luxury hotels or mixed-use schemes;

Qualifications

• Bachelor's degree in Civil Engineering or related discipline.
• Minimum 15 years of relevant construction and project management experience.
• Minimum 10 years with a Tier 1 Main Contractor.
• Experience with UAE Real Estate Developer / Client-side organisation is preferred.

Responsibilities

• Lead overall project delivery across design development, procurement, construction, commissioning and handover.
• Manage consultants, the Main Contractor, specialist contractors, suppliers and other key stakeholders.
• Identify buildability issues, risks and programme constraints during design development to support efficient delivery.
• Review drawings, specs and interfaces to identify gaps and delivery risks.
• Lead major package procurement strategies, tender evaluations, scope reviews and value engineering.

Location Dubai Ras Al Khaima UAE Sector Luxury Hospitality amp Branded Residential Development We are seeking an experienced and commercially strong Senior Project Manager u2013 Delivery to lead the successful delivery of a high-end hospitality and branded residential development in Dubai The ideal candidate will bring a strong combination of Tier 1 Main Contractor experience and subsequent Developer Client-side project delivery experience with a proven track record of managing complex high-quality construction projects across the UAE and GCC This is a hands-on delivery role requiring strong technical contractual and commercial capabilities together with the ability to lead consultants contractors and specialist stakeholders throughout the full project lifecycle

Key Responsibilities

• Lead overall project delivery across design development procurement construction commissioning and handover
• Manage consultants the Main Contractor specialist contractors suppliers and other key project stakeholders
• Work closely with design and consultant teams to identify buildability issues construction risks and programme constraints during design development ensuring that design decisions support efficient project delivery
• Review drawings specifications scope requirements and design interfaces to identify potential gaps coordination issues and delivery risks
• Lead major package procurement strategies tender evaluations scope reviews and value engineering initiatives
• Monitor construction progress against the approved baseline programme and drive corrective or recovery actions where required
• Oversee delivery across structural works MEP fa ade fit-out interiors landscaping and external works ensuring effective coordination between all disciplines
• Review and challenge contractor methodologies construction sequencing site logistics and programme proposals
• Manage contractual matters including FIDIC notices variations claims extensions of time and contractual correspondence
• Lead commercial negotiations with contractors consultants suppliers and operators
• Drive the high quality standards required for luxury hospitality and branded residential developments including mock-ups benchmark samples and quality sign-off processes
• Oversee testing and commissioning snagging practical completion and final handover
• Maintain strong control over programme risk quality commercial matters and stakeholder coordination throughout the project lifecycle

Bacheloru2019s Degree in Civil Engineering, Construction Management or a related discipline . Minimum 15 years of relevant construction and project management experience . Minimum 10 years of experience with a recognised Tier 1 Main Contractor . Minimum 5 years of experience with a reputable UAE Real Estate Developer / Client-side organisation . Previous PMC experience would be an advantage. Proven track record delivering luxury hotels, branded residences, high-rise residential or mixed-use developments . Strong hands-on construction delivery experience across structure, MEP, fa ade, fit-out, landscaping, testing, commissioning and handover. Strong working knowledge of FIDIC contracts , including contract administration, contractual notices, variations, claims and extension-of-time assessments. Good understanding of procurement, tendering, value engineering, payment applications and commercial settlements. Strong understanding of construction methodology, sequencing, site logistics, critical path and contractor operations. Commercially aware and confident in contractual and commercial negotiations. Strong leadership, decision-making and stakeholder-management capabilities. Proactive, results-driven and comfortable operating in a fast-paced luxury development environment. Preferred Background Candidates who have developed their careers within a Tier 1 Main Contractor environment before progressing into PMC and/or Developer / Client-side project management roles will be particularly well suited to this position.
