Job summary

UAE Real Estate Developer seeks an experienced Project Director to oversee residential developments from concept through completion in Dubai. You will manage costs, schedules, scope, quality, and safety while coordinating with multidisciplinary teams and external stakeholders.

The role requires 12+ years in construction with 5+ years in senior leadership, UAE experience, and strong negotiation and governance capabilities. Immediate availability is essential, on-site in Dubai.

Qualifications

• Bachelor's degree in Civil Engineering, Construction Management, Architecture, or related discipline.
• Minimum 12 years of experience in construction and project delivery, with at least 5 years in a senior project leadership role.
• Proven track record delivering large-scale high-rise residential or mixed-use developments from design through handover.
• Experience with a leading real estate developer or Tier 1 main contractor in the UAE is essential.
• Strong understanding of UAE construction regulations, authority approval processes, contract administration, procurement, and commercial management.
• Demonstrated experience managing multidisciplinary teams, consultants, and contractors on complex projects.
• Excellent leadership, negotiation, stakeholder management, and decision-making skills.

Responsibilities

• Lead the end-to-end delivery of assigned development projects, ensuring achievement of cost, quality, programme, safety, and commercial objectives.
• Provide strategic leadership to multidisciplinary project teams, consultants, contractors, and external stakeholders throughout the project lifecycle.
• Establish and monitor project execution strategies, delivery programmes, budgets, procurement plans, and risk management frameworks.
• Oversee the appointment and performance of consultants, contractors, and specialist suppliers, ensuring contractual compliance and high-quality project execution.
• Drive project governance by monitoring progress, managing key project risks, resolving critical issues, and implementing corrective actions where required.
• Manage project budgets, cash flow forecasts, cost reporting, and change management to ensure financial targets are achieved.
• Liaise with authorities and regulatory bodies to secure all required approvals and ensure compliance with applicable laws, regulations, and company standards.
• Prepare and present regular project updates, commercial reports, and key performance indicators to senior management and executive stakeholders.
• Ensure projects are delivered safely, on schedule, within budget, and to the required quality standards while protecting the company's commercial interests.
• Foster strong relationships with internal departments, investors, consultants, contractors, and other key stakeholders to support successful project delivery.
