Loba Group seeks an experienced Project Director to provide strategic leadership and executive oversight for major mid- to high-rise residential tower projects across the UAE/GCC. You will drive end-to-end execution from pre-construction design through to handover and initial occupation, ensuring client satisfaction, value delivery, and operational excellence.

We are seeking an experienced Project Director to provide strategic leadership and complete executive oversight for major mid- to high-rise residential tower projects across the UAE/GCC. In this senior leadership position, you will drive full end-to-end execution—from pre-construction design, deep foundations, structural, and facade packages through to complex high-rise MEP, luxury interior fit-out, commercial performance, authority handover, and initial occupation. You will hold ultimate responsibility for client management, strategic leadership, P&L, risk management, and operational excellence across the project lifecycle.

Key Responsibilities

• Strategic Project Delivery & Operations
• Direct and oversee all phases of mid- to high-rise residential developments, ensuring flawless integration of vertical logistics, high-rise structural systems, complex unit layouts, advanced facade packages, and vertical transportation/MEP networks.
• Establish clear project governance, driving high standards for Health, Safety, and Environment (HSE), quality assurance/quality control (QA/QC), milestone schedules, and sustainable residential building frameworks.
• Commercial, P&L, & Contractual Governance
• Hold complete P&L accountability for major projects, directing financial planning, budget allocation, value engineering, cash flow, variations, and final accounts.
• Oversee main contracts and subcontracts under FIDIC and local GCC conditions, protecting commercial interests while managing dispute avoidance and claims management.
• Stakeholder & Authority Strategy
• Act as the primary point of contact for project developers, executive management, key investors, and steering committees.
• Lead strategic liaison with relevant local municipalities and utility providers (e.g., Dubai Municipality, Civil Defense, DEWA, ADM, Empower/Tabreed) to ensure seamless permitting, inspection regimes, and statutory completion certificates.
• Leadership & Team Direction
• Direct multi-disciplinary project teams, main contractors, client representatives, and international design consultants.
• Foster a high-performance safety culture and provide high-level risk mitigation strategies to anticipate and resolve site, design, or commercial bottlenecks.

Requirements

• Experience & Track Record:
• 18+ years of progressive experience in major building construction, including a proven track record in senior leadership directing mid- to high-rise residential towers G+16 to supertall) in the UAE or GCC region.
• Must have experience managing major developments with project values ranging from AED 600 Million and above.
• Must have delivered at least one major mid- to high-rise tower project full lifecycle from start to finish (pre-construction/break ground through to authority handover and client takeover).
• Technical Expertise:
• In-depth knowledge of deep foundation systems, high-rise concrete/steel structural engineering, advanced curtain walling and facade design, high-rise residential MEP/vertical transportation integration, and high-spec architectural residential fit-outs.
• Education & Professional Certifications:
• B.Sc. / M.Sc. in Civil Engineering, Structural Engineering, Architecture, or Construction Management.
• Chartered status or professional accreditation preferred (MRICS, MCIOB, PMP, or equivalent).
