Job summary

Caliberly in Dubai is seeking an experienced MEP BIM Modeler to develop, coordinate and maintain accurate BIM models for premium spa, wellness, hydrothermal, and luxury projects.

You will create coordinated 3D MEP models using Revit MEP, coordinate with architecture and structural teams, perform clash detection, and produce shop drawings and as-built documentation for complex spa environments in the UAE.

Qualifications

• Diploma or Bachelor's degree in Mechanical Engineering, Building Services or related field.
• 3–6 years of experience in MEP BIM modelling, preferably UAE/GCC.
• Strong hands-on experience with Autodesk Revit MEP and Navisworks Manage.
• Experience with BIM 360 / Autodesk Construction Cloud is an advantage.
• Knowledge of spa, wellness, hydrothermal or luxury projects is highly preferred.

Responsibilities

• Develop accurate 3D MEP BIM models using Revit MEP for spa and wellness environments.
• Coordinate MEP systems, perform clash detection, and support BIM coordination meetings.
• Produce shop drawings, installation drawings, schedules, and as‑built documentation.
• Maintain model accuracy, standards, and BOM data within the BIM environment.
• Support site coordination and ensure plant-room layouts meet access and commissioning needs.

Job Title – MEP BIM Modeler
Location: Dubai, UAE

About the Role

We are seeking a technically strong and detail-oriented MEP BIM Modeler to develop, coordinate, and maintain accurate BIM models for premium spa, wellness, hydrothermal, and specialized wet-area projects.

The role will involve creating coordinated MEP models for systems supporting saunas, steam rooms, hammams, hydrotherapy, vitality pools, cold plunges, snow rooms, water features, HVAC, plumbing, drainage, electrical, and associated plant-room systems. 360Wellness specializes in premium and luxury hydrothermal wellness environments, including bespoke sauna, steam, hammam, hydrotherapy, vitality pool, and cold-plunge solutions.

Key Responsibilities

BIM Modelling

• Develop accurate 3D MEP BIM models using Autodesk Revit MEP.
• Model HVAC, plumbing, drainage, piping, equipment, and other specialist MEP systems.
• Develop models based on design drawings, specifications, equipment data, and engineering requirements.
• Maintain model accuracy, consistency, and required Level of Development (LOD).
• Create and maintain Revit families for specialist MEP and wellness equipment where required.

Spa & Hydrothermal Systems

• Model MEP systems associated with saunas, steam rooms, hammams, hydrotherapy systems, vitality pools, cold plunges, experience showers, and wellness water features.
• Model specialist piping, pumps, filtration equipment, heat exchangers, steam generators, drainage, and water-treatment systems.
• Coordinate equipment connections, pipe routes, plant-room layouts, ventilation, power requirements, and access clearances.
• Ensure specialist wellness equipment is accurately represented within the coordinated BIM environment.

MEP Coordination

• Coordinate MEP models with architectural, structural, interior, and specialist wellness models.
• Identify and resolve clashes using Navisworks Manage, Revit, BIM 360/ACC, or similar coordination platforms.
• Participate in BIM coordination meetings and prepare required coordination information.
• Ensure sufficient access and maintenance clearances around MEP and hydrothermal equipment.
• Identify constructability issues and communicate them to engineers and project teams.

Integration of hydrothermal systems with building MEP is particularly important because these environments have specific requirements for power, water, drainage, ventilation, plant rooms, and equipment coordination.

Shop Drawings & Documentation

• Generate coordinated MEP shop drawings, sections, details, and installation drawings from BIM models.
• Prepare layouts, schematics, equipment schedules, and coordinated service drawings.
• Extract quantities, schedules, and material information from BIM models.
• Update drawings and models based on design revisions, RFIs, site instructions, and approved changes.
• Prepare accurate as-built BIM models and documentation.

Clash Detection & Quality Control

• Perform regular model reviews and clash detection.
• Identify hard and soft clashes between MEP, architectural, structural, and specialist systems.
• Maintain clash reports and coordinate resolution with relevant disciplines.
• Conduct model quality checks for geometry, naming conventions, data, coordinates, and model integrity.
• Ensure BIM deliverables comply with project BIM standards and company procedures.

Site & Construction Coordination

• Coordinate with engineers, consultants, contractors, suppliers, and site teams.
• Review site conditions and update BIM models based on actual installation requirements.
• Assist engineers with resolving site coordination issues.
• Support installation teams with accurate BIM-based drawings and details.
• Participate in site coordination meetings when required.

BIM Standards & Data Management

• Follow project BIM Execution Plans, naming conventions, file structures, and information requirements.
• Maintain shared models and ensure proper version control.
• Ensure correct project coordinates, levels, grids, worksets, and model links.
• Maintain BIM data integrity throughout the project lifecycle.
• Support BIM-based quantity take-offs and project documentation.

Qualifications & Experience

• Diploma or Bachelor's Degree in Mechanical Engineering, MEP Engineering, Building Services, or a related discipline.
• 3–6 years of experience in MEP BIM modelling, preferable within UAE/GCC projects.
• Strong hands‑on experience with Autodesk Revit MEP.
• Experience with Navisworks Manage for clash detection and coordination.
• Strong understanding of HVAC, plumbing, drainage, piping, and mechanical systems.
• Experience in spa, wellness, swimming pool, hospitality, luxury residential, hydrothermal, or specialist wet-area projects is highly preferred.
• Experience with BIM 360 / Autodesk Construction Cloud is an advantage.
• Knowledge of AutoCAD and BIM documentation standards.
