MTEC ELECTROMECHANICAL WORKS L.L.C is seeking a Junior Quantity Surveyor to support the estimation team with accurate quantity take-offs, BOQs and cost control for mechanical and MEP works. You will assist in tender preparation, pricing, and variance management to deliver compliant, cost-effective project outcomes.
The role requires reviewing drawings, preparing detailed cost build-ups, and coordinating with suppliers and site teams to ensure accurate cost data and timely submissions.
To support accurate quantity measurement, BOQ preparation, cost estimation, tendering, valuation, variation management and project cost control for mechanical and MEP works. The Junior QS will assist the Senior QS / Estimation Team in delivering accurate, technically compliant and commercially competitive project outcomes.
Review mechanical drawings, specifications, BOQs and tender documents.
Prepare detailed quantity take-offs from tender, IFC and shop drawings.
Prepare, check and verify mechanical BOQs and measurement sheets.
Measure quantities for HVAC, chilled water piping, ductwork, ventilation, plumbing, drainage, water supply, firefighting, pumps, equipment, valves, fittings and insulation.
Prepare material quantity schedules and supporting take-off documents.
Identify drawing discrepancies, scope gaps, missing information and quantity differences.
Maintain accurate quantity records and measurement backups.
Assist in preparing mechanical cost estimates and rate analysis.
Prepare material, labour, equipment and subcontractor cost build-ups.
Obtain supplier/subcontractor quotations and prepare comparison statements.
Review prices, scope, exclusions and commercial terms.
Maintain updated market rates, quotations and historical pricing records.
Assist in identifying cost‑saving alternatives where technically acceptable.
Assist in preparing tender documents, pricing schedules and tender summaries.
Coordinate with suppliers and subcontractors for competitive quotations.
Review tender addenda, clarifications and revised drawings and update quantities/costs.
Assist in preparing tender qualifications, assumptions, exclusions and clarifications.
Ensure estimates comply with project specifications, BOQ requirements and company standards.
Support timely tender submissions.
Assist in identifying and preparing variations, additional works and scope changes.
Prepare quantity backup, cost build-ups and supporting documents for variations.
Maintain records of BOQ, executed and approved quantities, variations and project costs.
Assist in monitoring project quantities, cost commitments, budgets and cost‑to‑complete.
Support interim payment applications, valuations and measurement sheets.
Verify executed quantities against drawings, site records and BOQs.
Assist with subcontractor/supplier valuations and quantity verification.
Report quantity and cost deviations to the Senior QS / Estimation Manager.
Coordinate with Engineering, Procurement, Planning, Estimation and Site Teams regarding quantities, materials and costs.
Clarify drawing, scope and quantity issues with engineers and relevant departments.
Participate in site visits, tender meetings and quantity verification when required.
Maintain organized records of quotations, BOQs, take-offs, variations, valuations and cost reports.
Provide day‑to‑day support to the Senior QS / Estimation Team.
Perform other related duties assigned by the Senior QS, Estimation Manager, Operations Manager or Management.
Diploma/Bachelor’s Degree in Quantity Surveying, Mechanical Engineering, Construction Management or a related field.
1–2 years of experience in QS/Estimation, preferably in MEP/mechanical contracting.
Good knowledge of mechanical drawings, BOQs, quantity take-offs and rate analysis.
Knowledge of HVAC, plumbing, firefighting and mechanical systems.
Proficiency in MS Excel and MS Office; AutoCAD knowledge is preferred.
Strong numerical, analytical, communication and coordination skills.
Good attention to detail and ability to meet deadlines.
UAE/GCC experience is an advantage
