Role Description

The Estimator is a full-time, on-site role based in Dubai, responsible for preparing accurate cost estimates for building construction projects. Day-to-day tasks include reviewing drawings and specifications, analyzing project requirements, and preparing detailed quantity take-offs and cost breakdowns. The Estimator will request and evaluate supplier and subcontractor quotations, assess risks and value engineering options, and prepare tender submissions and budget proposals. The role involves close coordination with project managers, engineers, and procurement teams to ensure estimates align with technical plans, timelines, and quality standards. The Estimator also updates cost databases, tracks market prices, and supports post-tender negotiations and revisions as needed.

Qualifications

• Strong skills in construction cost estimation, quantity surveying, and budget preparation for building projects.
• Proficiency in reading and interpreting architectural, structural, and MEP drawings and specifications.
• Experience with estimating and quantity take-off software, spreadsheets, and other digital tools used in construction cost analysis.
• Solid understanding of construction materials, methods, local market prices, and subcontractor/supplier sourcing in the UAE.
• Ability to analyze bids, perform cost comparisons, and support value engineering and risk assessment for complex projects.
• Excellent numerical, analytical, and problem-solving skills, with strong attention to detail and accuracy.
• Effective communication and collaboration skills for working with multidisciplinary project teams and external partners.
• Review tender documentation, drawings, and scope of work to prepare accurate material quantity take-offs and Bills of Quantities using internal systems.
• Develop competitive cost estimates covering materials, labour, equipment and subcontractor services, while identifying value engineering opportunities to optimise project costs and performance.
• Liaise with suppliers and subcontractors to request pricing, gather technical data, compare quotes and support procurement decisions in alignment with project requirements.
• Interpret head contract and subcontract terms and conditions, draft subcontract agreements and purchase orders and ensure documentation is in accordance with company standards.
• Negotiate pricing and commercial terms with vendors and subcontractors, ensuring alignment with budgets, timelines and procurement strategies.
• Prepare monthly progress claims, assess subcontractor/vendor invoices and evaluate variation claims to ensure contractual compliance and cost accuracy.
• Coordinate with internal teams for tender submission, align technical and commercial inputs and conduct detailed handovers to project teams upon award while maintaining well-organised estimate records.

Key Requirements

• Bachelor’s degree in Civil Engineering, Construction Management, Quantity Surveying, or a related field; relevant professional certifications are an advantage.
• Previous experience as an Estimator or Quantity Surveyor in building construction, preferably within Dubai or the wider Middle East region.
• Ability to work on-site full-time, manage multiple tenders and deadlines, and adapt to a fast-paced project environment.
• 10 years of experience in estimation within civil construction in the UAE.
• Proficient in estimation software (e.g. PlanSwift CCS, BuildSoft, Candy, Excel).
• Strong understanding of local market rates and supplier network.
• Knowledge of tendering procedures and contract types (e.g. lump sum, remeasure).
