Job summary

Client of AW Connect in Abu Dhabi seeks a Senior Quantity Surveyor to manage budgets, contracts and cost control from enquiry to final account across renovation and interior fit-out projects.

You will lead estimates, review drawings, establish project budgets and monitor profitability, negotiate terms, manage variations and coordinate with procurement and finance to ensure on-time and on-budget delivery.

Qualifications

• 7+ years UAE experience in commercial management or senior quantity surveying.
• Experience managing project budgets, contracts, variations and final accounts across multiple projects.
• Degree in Quantity Surveying or Construction Management or related discipline.
• Member of professional body (RICS or CIOB) preferred.
• Ability to interpret drawings, specs, bills of quantities and contracts.
• Strong negotiation, financial analysis and reporting skills.
• UAE driving licence.
• Residential renovations, villas, high-end interior finishes experience beneficial.

Responsibilities

• Lead the preparation and review of estimates, bills of quantities, tender submissions and client proposals.
• Review drawings, specifications and site information to identify scope gaps, pricing risks and exclusions before submitting quotation.
• Establish project budgets and monitor costs, commitments, forecast expenditure and profitability.
• Review and negotiate commercial terms in client contracts and subcontracts.
• Manage variations, ensuring changes are priced and submitted for client approval.
• Collaborate with Procurement to assess quotations, negotiate terms and identify cost savings.
• Support Project Managers in managing commercial issues, scope changes and contractual obligations.
• Prepare and review progress valuations, payment applications and final accounts; coordinate with finance on invoicing and payments.
• Assess subcontractor payment applications and agree final accounts.
• Produce regular reports on margins, cash flow, variations and commercial risks.
• Improve estimating, cost reporting and commercial processes as the business grows.

You will manage estimating budgets contracts and cost control from initial enquiry through to final account.

Key responsibilities

• Lead the preparation and review of estimates bills of quantities tender submissions and client proposals
• Review drawings specifications and site information to identify scope gaps pricing risks and exclusions before submitting quotation
• Establish project budgets and monitor costs commitments forecast expenditure and profitability throughout delivery
• Review and negotiate commercial terms in client contracts and subcontract agreements highlighting risks and recommending practical solutions
• Manage variations ensuring changes are documented priced and submitted promptly for client approval
• Work with the Procurement Lead to assess supplier and subcontractor quotations negotiate terms and identify cost savings that maintain quality
• Support Project Managers in managing commercial issues scope changes and contractual obligations
• Prepare and review progress valuations payment applications and final accounts coordinate with finance on invoicing and outstanding payments
• Assess subcontractor payment applications and agree final account settlements
• Produce regular reports on project margins cash flow forecasts variations and commercial risks
• Improve estimating cost reporting and commercial processes as the business grows

Skills and experience

• Proven experience in commercial management or a senior quantity surveying role within renovation, interior fit‑out or construction.
• Typically 7+ years of relevant UAE experience.
• A track record of managing project budgets, contracts, variations and final accounts across multiple projects.
• Strong knowledge of UAE fit‑out costs, materials, subcontractor pricing and procurement practices.
• Ability to interpret drawings, specifications, bills of quantities and construction contracts.
• Strong negotiation, financial analysis and reporting skills, with advanced Excel proficiency.
• Clear communication skills and confidence working with clients, suppliers, subcontractors and internal teams.
• A degree in Quantity Surveying, Construction Management or a related discipline.
• Preferred Experience with residential renovations, villas and high‑end interior finishes.
• Experience developing commercial processes within a growing business.
• Relevant professional membership, such as RICS or CIOB.
• A valid UAE driving licence.
