Job summary

AW Connect is seeking an experienced Commercial Manager to oversee the commercial performance of our client’s renovation and interior fit-out projects in Dubai. You will manage estimating, budgets, contracts and cost control from initial enquiry through to final account.

Responsibilities include reviewing drawings and specifications, establishing budgets, negotiating terms, managing variations and liaising with procurement, finance and project managers to ensure profitability and timely payments.

Keyresponsibilities

• Leadthepreparationandreviewofestimates,billsofquantities,tendersubmissionsandclientproposals.

• Reviewdrawings,specificationsandsiteinformationtoidentifyscopegaps,pricingrisksandexclusionsbeforesubmittingquotation.

• Establishprojectbudgetsandmonitorcosts,commitments,forecastexpenditureandprofitabilitythroughoutdelivery.

• Reviewandnegotiatecommercialtermsinclientcontractsandsubcontractagreements,highlightingrisksandrecommendingpracticalsolutions.

• Managevariations,ensuringchangesaredocumented,pricedandsubmittedpromptlyforclientapproval.

• WorkwiththeProcurementLeadtoassesssupplierandsubcontractorquotations,negotiatetermsandidentifycostsavingsthatmaintainquality.

• SupportProjectManagersinmanagingcommercialissues,scopechangesandcontractualobligations.

• Prepareandreviewprogressvaluations,paymentapplicationsandfinalaccounts;coordinatewithfinanceoninvoicingandoutstandingpayments.

• Assesssubcontractorpaymentapplicationsandagreefinalaccountsettlements.

• Produceregularreportsonprojectmargins,cashflowforecasts,variationsandcommercialrisks.

• Improveestimating,costreportingandcommercialprocessesasthebusinessgrows.

Skillsandexperience

• Provenexperienceincommercialmanagementoraseniorquantitysurveyingrolewithinrenovation,interiorfit-outorconstruction.

• Typically7+yearsofrelevantUAEexperience.

• Atrackrecordofmanagingprojectbudgets,contracts,variationsandfinalaccountsacrossmultipleprojects.

• StrongknowledgeofUAEfit-outcosts,materials,subcontractorpricingandprocurementpractices.

• Abilitytointerpretdrawings,specifications,billsofquantitiesandconstructioncontracts.

• Strongnegotiation,financialanalysisandreportingskills,withadvancedExcelproficiency.

• Clearcommunicationskillsandconfidenceworkingwithclients,suppliers,subcontractorsandinternalteams.

• AdegreeinQuantitySurveying,ConstructionManagementorarelateddiscipline.
