Job summary

Madison Pearl Ltd. is seeking a Contracts and Commercial Manager to lead procurement, contracts, and commercial management for real estate development projects in Abu Dhabi and Dubai.

The role requires steering tendering processes, evaluating suppliers, negotiating with consultants and contractors, and protecting the company's commercial interests. You will oversee contract administration, handle claims, variations and EOT assessments, and monitor costs, cash flow, and forecasting to drive value

Qualifications

• Bachelor's degree in quantity surveying, engineering or other relevant field.
• Minimum 10 years of experience in construction or real estate developer.
• Strong expertise in FIDIC and UAE-standard contract forms.
• Hands on Experience with payment certification and cash flow management.
• Exceptional communication skills and ability to manage C level executives.

Madison Pearl is partnering with a Singaporean family office for an opportunity of Contracts and Commercial Manager within their real estate development team in Abu Dhabi and Dubai.

Key Responsibilities:

• Lead the procurement, contracts, and commercial management function across a portfolio of real estate development projects, ensuring value for money and protection of the company's commercial interests.
• Develop and execute procurement strategies, manage tendering processes, evaluate suppliers, and negotiate contracts with consultants and contractors.
• Oversee contract administration, including claims, variations, Extension of Time (EOT) assessments, payment certifications, and commercial risk management.
• Monitor project costs, budgets, cash flow, and commercial performance, delivering accurate forecasting, cost control, and value engineering recommendations.
• Collaborate with internal stakeholders, consultants, contractors, and finance teams to ensure timely project delivery, contract compliance, and effective commercial decision-making.
• Prepare executive-level commercial reports and dashboards, providing management with insights on contract performance, risks, claims, budgets, and key strategic decisions.
