Job summary

Madison Pearl in partnership with a Singaporean family office seeks a Contracts & Commercial Manager for its real estate development team in Abu Dhabi and Dubai. You will lead procurement, contracts, and commercial management across projects, ensuring value, risk control, and timely delivery.

The role requires 10+ years in construction or real estate, strong FIDIC/UAE contract expertise, and hands-on payment certification and cash flow management.

Qualifications

• Bachelor’s degree in quantity surveying, engineering or related field.
• Minimum 10 years of experience in construction or real estate development.
• Strong expertise in FIDIC and UAE-standard contract forms.
• Hands-on experience with payment certification and cash flow management.
• Excellent communication skills and ability to engage with C-level executives.

Responsibilities

• Lead procurement, contracts, and commercial management across a portfolio of real estate development projects.
• Develop procurement strategies, manage tendering processes, evaluate suppliers, and negotiate contracts with consultants and contractors.
• Oversee contract administration, including claims, variations, EOT assessments, payment certifications, and commercial risk management.
• Monitor project costs, budgets, cash flow, and commercial performance, delivering forecasting and cost control.
• Collaborate with internal stakeholders, consultants, contractors, and finance teams to ensure timely project delivery and contract compliance.
• Prepare executive-level commercial reports and dashboards for management.

Key Responsibilities:

• Lead the procurement, contracts, and commercial management function across a portfolio of real estate development projects, ensuring value for money and protection of the company's commercial interests.
• Develop and execute procurement strategies, manage tendering processes, evaluate suppliers, and negotiate contracts with consultants and contractors.
• Oversee contract administration, including claims, variations, Extension of Time (EOT) assessments, payment certifications, and commercial risk management.
• Monitor project costs, budgets, cash flow, and commercial performance, delivering accurate forecasting, cost control, and value engineering recommendations.
• Collaborate with internal stakeholders, consultants, contractors, and finance teams to ensure timely project delivery, contract compliance, and effective commercial decision-making.
• Prepare executive-level commercial reports and dashboards, providing management with insights on contract performance, risks, claims, budgets, and key strategic decisions.
