Madison Pearl, in partnership with a Singaporean family office, seeks a Contracts and Commercial Manager for its real estate development teams in Abu Dhabi and Dubai. Lead procurement, contracts, and commercial management across a diverse portfolio, ensuring value for money and protection of commercial interests.

The role requires a degree in QS or engineering with 10 years in construction or real estate, strong FIDIC/UAE contract knowledge, and hands-on cash flow and payment certification

Qualifications

• Bachelor's degree in quantity surveying, engineering or related field.
• Minimum 10 years of experience in construction or real estate development.
• Strong expertise in FIDIC and UAE-standard contract forms.
• Hands-on experience with payment certification and cash flow management.
• Excellent communication skills and ability to engage with C-level executives.

Responsibilities

• Lead procurement, contracts and commercial management across real estate development projects.
• Develop and execute procurement strategies; evaluate suppliers.
• Negotiate contracts with consultants and contractors.
• Oversee contract administration, including claims, variations, EOT assessments, payment certifications and risk management.
• Monitor project costs, budgets, cash flow and commercial performance; provide forecasting and value engineering recommendations.
• Collaborate with internal stakeholders, consultants, contractors and finance teams to ensure timely delivery and contract compliance.
• Prepare executive-level commercial reports and dashboards for management.

Key Responsibilities:

Lead the procurement, contracts, and commercial management function across a portfolio of real estate development projects, ensuring value for money and protection of the company's commercial interests. Develop and execute procurement strategies, manage tendering processes, evaluate suppliers, and negotiate contracts with consultants and contractors. Oversee contract administration, including claims, variations, Extension of Time (EOT) assessments, payment certifications, and commercial risk management. Monitor project costs, budgets, cash flow, and commercial performance, delivering accurate forecasting, cost control, and value engineering recommendations. Collaborate with internal stakeholders, consultants, contractors, and finance teams to ensure timely project delivery, contract compliance, and effective commercial decision-making. Prepare executive-level commercial reports and dashboards, providing management with insights on contract performance, risks, claims, budgets, and key strategic decisions.

Qualifications & Skills:
