• Advise on contract strategy, procurement, and commercial risks; review contractor/subcontractor tenders.
• Monitor costs, risks, and contractual compliance; maintain documentation and records.

Job description

Khatib & Alami is seeking an experienced Contract Manager with strong experience in luxury buildings, high-end villas, and residential developments in Dubai/UAE.

The ideal candidate will have a strong consultancy background with proven expertise across both pre-contract and post-contract stages, including tendering, contract preparation, procurement, contract administration, variations, claims, and final accounts.

Strong knowledge of FIDIC contracts and UAE construction practices is essential. MRICS or equivalent professional certification will be highly preferred.

Key Responsibilities

Pre-Contract

• Lead and manage pre-contract and tendering activities for luxury building and villa projects.
• Prepare and review tender documents, contract conditions, BOQs, specifications, and commercial requirements.
• Review and evaluate contractor/subcontractor tenders and provide commercial recommendations.
• Support cost planning, procurement strategy, tender analysis, and contract negotiations.
• Identify commercial and contractual risks during the pre-contract stage.
• Advise clients on contract strategy, procurement, and commercial matters.

Post-Contract

• Manage the full contract administration process from contract award through project completion.
• Administer FIDIC contracts, including contractual notices, variations, claims, extensions of time, and associated commercial matters.
• Review and manage contractor claims, variations, payment applications, and final accounts.
• Monitor contractual obligations, project costs, and commercial risks.
• Prepare and review contractual correspondence and provide contractual advice to the project team and client.
• Support the resolution of contractual disputes and commercial issues.
• Ensure proper contract documentation and records are maintained throughout the project lifecycle.

Project Experience – Mandatory

• Candidates should have strong experience in:
• Luxury residential buildings
• High-end villas / villa communities
• High-rise and premium residential developments
• Mixed-use / hospitality projects will be an advantage
• Major Dubai/UAE construction projects
• Working with leading consultants / engineering consultancy firms

Key Requirements

• Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
• 12+ years of relevant experience in contracts/commercial management.
• Strong Dubai/UAE project experience is mandatory.
• Proven experience in luxury buildings and villas.
• Strong experience in both pre-contract and post-contract functions.
• Excellent knowledge and practical experience with FIDIC contracts.
• Strong understanding of UAE construction contracts, commercial practices, and contractual procedures.
• Experience working within a consultancy environment is highly preferred.
• Strong knowledge of variations, claims, EOT, contract administration, tendering, procurement, and final accounts.
• Excellent negotiation, communication, analytical, and stakeholder-management skills.

Professional Certification

• MRICS is highly preferred.
• Candidates with equivalent internationally recognized professional qualifications in contracts/commercial management may also be considered.
