Job summary

Placements24 is seeking an experienced Senior Facilities Maintenance Manager to oversee all facilities across Pietermaritzburg sites. Lead a diverse team, implement preventive maintenance programs and manage budgets to ensure safe, compliant, and efficient operations.

You will coordinate with contractors, supervise building systems (HVAC, electrical, plumbing, structural), and drive continuous improvement while maintaining strong stakeholder relationships.

Qualifications

• 7+ years in facilities management with supervisory experience
• Strong knowledge of building systems (HVAC, electrical, plumbing)
• Experience with budgeting and cost controls
• Proven leadership and team management skills
• Familiarity with health, safety and environmental regulations
• Proficient with CMMS and related software

About the Role

Our client, a prominent institution with multiple sites across Pietermaritzburg, KwaZulu-Natal , is seeking an experienced and strategic Senior Facilities Maintenance Manager . This pivotal role involves overseeing the comprehensive maintenance and operational integrity of all facilities, ensuring a safe, efficient, and well-maintained environment for staff and visitors. The ideal candidate will possess strong leadership skills, a broad understanding of building systems (HVAC, electrical, plumbing, structural), and extensive experience in facilities management, project coordination, and team leadership. You will be instrumental in developing and implementing maintenance strategies, managing budgets, and ensuring compliance with all regulations. This position is critical for maintaining the high standards of our client's facilities in Pietermaritzburg .

Key Responsibilities

• Develop, implement, and manage a comprehensive preventative and corrective maintenance program for all facilities.
• Oversee the maintenance and repair of all building systems, including HVAC, electrical, plumbing, fire safety, and structural elements.
• Manage a team of maintenance staff, including supervisors, technicians, and tradespeople, providing direction and support.
• Coordinate and supervise third-party contractors for specialized maintenance and capital projects.
• Develop and manage the annual facilities maintenance budget, ensuring cost-effectiveness and resource optimization.
• Ensure compliance with all health, safety, environmental, and building code regulations.
• Conduct regular site inspections to identify maintenance needs, potential hazards, and opportunities for improvement.
• Manage space planning, renovations, and minor capital improvement projects.
• Develop and maintain strong relationships with vendors, suppliers, and service providers.
• Respond to urgent facility issues and ensure timely resolution.
• Maintain accurate records of maintenance activities, asset management, and operational costs.

Requirements

• Bachelor's degree in Facilities Management, Engineering, or a related field, or equivalent extensive experience.
• A minimum of 7 years of progressive experience in facilities management, with at least 3 years in a senior supervisory or managerial role.
• Proven expertise in managing diverse building systems (HVAC, electrical, plumbing, security, etc.).
• Strong understanding of maintenance planning, asset management, and budget control.
• Demonstrated leadership and team management skills.
• Excellent knowledge of health, safety, and environmental regulations relevant to facilities management.
• Proficiency in using Computerized Maintenance Management Systems (CMMS) and other relevant software.
• Strong project management and organizational skills.
• Excellent communication and interpersonal abilities.
• Must be located in or willing to relocate to Pietermaritzburg, KwaZulu-Natal .
