Job summary

Hire Resolve is seeking an experienced and hands-on Maintenance Manager to oversee the full maintenance function within a large student accommodation environment in Durban. This live-in role requires a trustworthy, reliable, and technically skilled individual who can manage day-to-day building maintenance, contractor coordination, and operational support services.

Qualifications

• Grade 12 (Matric) is essential.
• Technical or trade qualification advantageous.
• 5–8 years’ experience in maintenance or facilities management.
• Experience in student accommodation, hospitality, or residential environments.
• Strong technical background in general building maintenance.

Responsibilities

• Oversee daily maintenance operations across the building.
• Ensure all maintenance jobs are completed within timeframes and quality standards.
• Manage preventative and reactive maintenance schedules.
• Supervise cleaning, security, and external service providers.
• Conduct regular building inspections (daily, weekly, monthly, annual).
• Coordinate contractor work with compliance and quality standards.
• Ensure adherence to OHS regulations and safety practices.
• Respond to emergency maintenance issues and resolve promptly.
• Maintain building systems including plumbing, electrical, carpentry, and HVAC basics.
• Oversee common areas, student rooms, and facility functionality.
• Manage maintenance reporting, job tracking, and documentation systems.
• Support vacate and intake periods with planning and execution.
• Ensure tools and maintenance resources are properly maintained.

The role is central to ensuring the smooth running of the property, including maintenance execution, safety compliance, and overall building functionality within a fast‑paced residential environment.

• Ensure all maintenance jobs are completed within required timeframes and quality standards.
• Manage preventative and reactive maintenance schedules.
• Supervise cleaning, security, and external service providers.
• Conduct regular building inspections (daily, weekly, monthly, and annual).
• Manage maintenance stock control, ordering, and inventory tracking.
• Coordinate and oversee contractor work, ensuring compliance and quality standards.
• Ensure adherence to Occupational Health and Safety (OHS) regulations.
• Respond to emergency maintenance issues and ensure timely resolution.
• Maintain building systems including plumbing, electrical, carpentry, and HVAC basics.
• Oversee common areas, student rooms, and facility functionality.
• Conduct pre‑ and post‑inspections and assess damages where applicable.
• Manage maintenance reporting, job tracking, and documentation systems.
• Support vacate and intake operational periods with planning and execution.
• Ensure tools, equipment, and maintenance resources are properly maintained.
• Liaise with property and facilities management teams regarding operational issues.

Requirements

• Grade 12 (Matric) – Essential.
• Technical or trade qualification (advantageous), such as Plumbing, Electrical, HVAC / Refrigeration, General artisan qualification.
• 5–8 years’ experience in maintenance or facilities management.
• Experience in student accommodation, hospitality, or residential environments.
• Strong technical background in general building maintenance.
