Job summary

Flair TM is seeking an experienced Facilities Manager to oversee daily operations of multiple student accommodation buildings in Durban. You will drive preventative maintenance, safety, and regulatory compliance while managing contractor performance and budgets.

You will coordinate capital projects, asset lifecycle planning and energy efficiency initiatives, ensuring high-quality service delivery across multi-site properties and strict safety standards.

Qualifications

• Degree, Diploma or National Diploma in Facilities Management or related field
• Minimum 5 years' experience as a Facilities Manager or Maintenance Manager
• Proven experience managing multiple buildings or multi-site property portfolios
• Strong contractor and service provider management experience
• Experience managing maintenance budgets and capital projects
• Experience in Student Accommodation, Residential, Commercial or Hospitality will be advantageous
• Professional registrations (SAFMA, SACPCMP, NEBOSH or SAMTRAC) will be advantageous

Responsibilities

• Manage daily operations of multiple student accommodation buildings
• Implement preventative and reactive maintenance programmes
• Conduct regular building inspections and condition assessments
• Ensure facilities remain safe, compliant and operational
• Monitor maintenance response times and service quality
• Identify long-term maintenance requirements and improvement opportunities
• Coordinate external contractors for HVAC, electrical, plumbing, fire protection, lifts, security, landscaping, pest control, cleaning and general maintenance
• Oversee contractor performance reviews, tender participation and cost management
• Ensure OHSA, fire, building, municipal by-laws, environmental and lift compliance
• Support lifecycle planning, asset inspections and capital project coordination
• Lead capital projects including refurbishments, building upgrades and energy efficiency initiatives
• Monitor OPEX and CAPEX budgeting and ensure efficient maintenance resource use
• Drive sustainability initiatives such as energy and water conservation and digital maintenance platforms
• Conduct safety audits, risk assessments and corrective action implementation

Minimum Requirements
