Job summary

Talent Evolution (Pty) Ltd is seeking an experienced Property Manager to oversee the management of a major retail centre in Cape Town, South Africa. You will drive rental income, tenant relationships and operational efficiency to ensure a commercially sustainable and compliant centre.

With 5–7 years in retail property management, you will lead a placements-focused team, manage budgets and coordinate leasing strategies with stakeholders, brokers and service providers for optimal performance.

Qualifications

Grade 12 – essential.
Tertiary qualification in Property Management, Business, Commerce or related discipline preferred.
Valid Fidelity Fund Certificate and PPRA compliance with applicable requirements.
Valid driver's licence.
Minimum 5–7 years' relevant experience in property or centre management.
Proven experience managing a retail shopping centre.
Strong commercial understanding of retail property management.
Experience with leasing, tenant relationships, vacancy management and lease renewals.

Responsibilities

Manage the day-to-day operations and overall performance of the shopping centre.
Ensure the centre is professionally managed, well maintained and commercially sustainable.
Coordinate leasing, financial, operational and facilities management activities.
Monitor centre performance and identify opportunities to improve efficiency and profitability.
Ensure operational issues are addressed promptly and effectively.
Manage vacancies, leasing activities and lease renewals.
Support and implement the centre's leasing strategy and tenant-mix plan.
Negotiate lease terms within approved mandates.
Monitor tenant trading performance and identify commercial risks and opportunities.
Build and maintain relationships with tenants, brokers, landlords and other stakeholders.
Proactively manage vacancies and support tenant retention.
Oversee lease-related administration and tenant installations.
Identify opportunities to protect and grow the centre's income stream.
Manage centre budgets, income, expenses and monthly financial performance.
Monitor rental income, arrears and outstanding payments.
Ensure arrears are followed up, escalated and addressed appropriately.
Review and control operating expenditure.
Monitor financial performance against budgets and implement corrective measures where required.
Identify opportunities to improve profitability and cost efficiency.
Prepare financial and management reports for relevant stakeholders.
Build and maintain strong relationships with tenants, brokers, clients and key stakeholders.
Manage tenant queries and resolve operational or commercial issues.
Engage with tenants regarding lease matters, trading performance and operational requirements.
Support a positive tenant experience and promote constructive commercial relationships.
Participate in client and management meetings and provide relevant performance updates.
Oversee facilities management, maintenance, repairs and tenant installations.
Manage service providers and contractors against agreed service-level agreements.
Monitor service quality, contractor performance and compliance with contractual requirements.
Ensure maintenance issues are addressed and the centre remains safe and well maintained.
Coordinate operational requirements with facilities and technical teams.
Identify risks and implement appropriate corrective actions.
Ensure compliance with Occupational Health and Safety legislation.
Monitor adherence to operational procedures, property requirements and relevant regulations.
Identify and address operational, financial and property-related risks.
Ensure appropriate records, documentation and management reports are maintained.
Ensure compliance with property industry and regulatory requirements.
Lead, manage and develop the centre management team.
Establish clear performance expectations and promote accountability.
Monitor team performance and ensure operational standards are maintained.
Encourage collaboration, professionalism and service excellence.
Support employee development and continuous improvement.
