About the Role
A well-established Property Management Company is seeking a Repairs & Maintenance Manager to oversee the maintenance operations of a diverse portfolio of residential and commercial properties across the Cape Flats. The ideal candidate will be responsible for managing multiple maintenance teams, handling insurance claims, and ensuring proper upkeep of company vehicles.
Key Responsibilities
Team Management: Supervise and coordinate four maintenance teams across multiple properties.
Property Maintenance: Conduct regular site inspections to assess completed repairs and ensure compliance with safety and security standards.
Insurance Claims: Manage and process insurance claims related to property damages, liaising with service providers and insurers.
Vehicle Maintenance: Oversee the maintenance and servicing of company vehicles to ensure operational efficiency.
Building Inspections: Perform scheduled safety and security checks to identify and address any risks or concerns.
Tenant Relations: Respond to maintenance-related queries from residential and commercial tenants, ensuring prompt resolution of issues.
Compliance & Standards: Ensure all maintenance work aligns with company standards, health & safety regulations, and building codes.
Budget & Cost Control: Work within the allocated maintenance budget to optimize expenses while maintaining service quality.
The portfolio includes properties in:
BishopsCourt, Rondebosch, Lansdowne, Athlone, Claremont, Strand, Crawford, Parow, Gordons Bay, Muizenberg, Plumstead, Wynberg, Elsies River, Kraaifontein, Summergreens, Mitchells Plain, and Johannesburg.
Requirements
Previous experience in a similar role within property maintenance is essential.
Strong leadership skills with experience managing maintenance teams.
Hands-on approach with the ability to conduct on-site inspections and enforce safety standards.
Knowledge of insurance claim procedures related to property damages.
Familiarity with building maintenance, plumbing, electrical, and general repair work.
Valid drivers license and ability to travel between properties as required.
Strong problem-solving skills, ability to prioritize tasks, and work within budget constraints.
Preferred Qualifications
Experience in residential and commercial property maintenance.
Knowledge of health & safety regulations and building compliance standards.
Technical background in construction, facilities management, or a trade qualification is advantageous
