Job summary

Flair TM in Johannesburg, Gauteng, seeks a hands-on Maintenance Manager for a live-in role in student accommodation. You will lead maintenance across electrical, plumbing, HVAC and building systems, ensuring uptime and safety.

The role focuses on managing planned, preventative and reactive maintenance, supervising contractors, controlling budgets, and maintaining records to meet regulatory standards.

Qualifications

  • Grade 12 and trade qualification preferred.
  • 5–8 years' maintenance management experience.
  • Experience in student accommodation, property management, hospitality or residential facilities.
  • Strong technical knowledge of building maintenance.
  • Experience managing contractors and preventative maintenance planning.
  • Computer literacy; CMMS experience advantageous.
  • Excellent leadership, planning and organisational skills.
  • Willingness to reside on-site.

Responsibilities

  • Manage all planned, preventative and reactive maintenance.
  • Ensure maintenance requests meet service level requirements.
  • Conduct daily, weekly, monthly and annual building inspections.
  • Maintain building infrastructure, plant and equipment.
  • Drive preventative maintenance programmes.
  • Supervise contractors and service providers.
  • Oversee cleaning, security, landscaping and pest-control contractors.
  • Monitor contractor performance and SLA compliance.
  • Coordinate maintenance projects and emergency repairs.
  • Ensure quality workmanship and regulatory compliance.
  • Perform and oversee plumbing, electrical, painting and carpentry maintenance.
  • Coordinate specialist repairs where required; maintain HVAC/building systems.
  • Troubleshoot faults and minimise downtime.
  • Ensure building systems remain operational at all times.
  • Manage maintenance budgets and expenditure.
  • Control maintenance inventory and stock.
  • Source quotations and manage suppliers.
  • Monitor maintenance costs and minimise wastage.
  • Maintain accurate maintenance records and reports.
  • Ensure Occupational Health & Safety compliance.
  • Conduct routine safety inspections.
  • Oversee CCTV, biometric access systems and building security infrastructure.
  • Ensure compliance with company standards and statutory regulations.
  • Promote a safe and compliant working environment.

Minimum Requirements
  • Grade 12
  • Trade Qualification (Electrical, Plumbing or similar artisan qualification preferred)
  • Minimum 5–8 years' Maintenance Management experience
  • Experience within Student Accommodation, Property Management, Hospitality or Residential Facilities
  • Strong technical knowledge of building maintenance
  • Experience managing contractors and service providers
  • Preventative maintenance planning experience
  • Computer literacy, including Microsoft Office
  • Experience using maintenance management systems will be advantageous
  • Excellent leadership, planning and organisational skills
  • Willingness to reside on-site as part of this live-in position
