We are looking for an experienced and commercially minded Property Manager to take ownership of the day-to-day management and performance of a retail shoppingcentre.
This is a hands-on role requiring a strong all-round property professional who can balance leasing, financial performance, tenant relationships, facilities oversight, contractor management and team leadership.
You will be responsible for protecting and growing the income stream of the centre, managing vacancies and renewals, controlling operating expenditure, monitoring arrears, ensuring that service providers perform to standard, and maintaining strong relationships with tenants, brokers, clients and other stakeholders.
The successful candidate will be comfortable operating in a fast-paced retail environment and must be able to move confidently between financial, commercial, operational and people-related responsibilities.
Minimum Grade 12.
A relevant property, business or commercial tertiary qualification is preferred.
Valid Fidelity Fund Certificate and compliance with applicable PPRA requirements.
At least 5–7 years' relevant experience in property or centre management.
Proven retail shopping centre management experience.
Valid driver's licence.
Strong commercial understanding of retail property management.
Proven experience managing budgets, income, expenses and arrears.
Strong understanding of lease agreements, renewals, vacancies and tenant installations.
Experience engaging with tenants, brokers and landlords on commercial matters.
Sound understanding of tenant mix, trading performance and vacancy management.
Working knowledge of property maintenance, repairs and facilities management.
Experience managing service providers, contractors and SLAs.
Strong working knowledge of relevant statutory requirements, including OHS legislation.
Advanced computer literacy, including Excel and property management systems such as SAP or MDA.
Strong written and verbal communication skills.
Proven negotiation and stakeholder-management ability.
Proven ability to lead and manage a team.
You will be responsible for the overall performance of the shopping centre, including:
Managing vacancies, leasing activity and lease renewals.
Supporting and implementing the centre's leasing and tenant-mix strategy.
Negotiating lease terms within approved mandates.
Monitoring tenant trading performance and identifying risks or opportunities.
Managing income, expenses, budgets and monthly financial performance.
Monitoring arrears and ensuring appropriate follow-up and escalation.
Reviewing and controlling operating expenditure.
Overseeing facilities, maintenance, repairs and tenant installations.
Managing service providers, contractors and service-level agreements.
Ensuring compliance with OHS and other applicable statutory requirements.
Preparing management reports and contributing to client and management meetings.
Building strong relationships with tenants, brokers, clients and key stakeholders.
Managing tenant queries and resolving operational or commercial issues.
Leading and developing the centre management team.
Ensuring that the centre is professionally managed, well maintained and commercially sustainable.
