Job summary

SURGO in Cape Town invites applications for a House Manager to lead property operations across residential buildings. You will drive rental collections, occupancy, tenant onboarding and exit processes, and ensure delivery of service standards.

The role covers maintenance, security, vendor management, staff supervision, and weekly team meetings, with a focus on building strong tenant relationships and compliant administration.

Qualifications

• Grade 12 / Matric certificate (essential).
• Minimum of 2 years' experience in building or property management.
• Demonstrated maintenance management experience.
• Experience working with tenants, service providers, and operational teams.

Responsibilities

• Manage vacancy levels within the buildings by assisting prospective tenants, facilitating viewings, sourcing and securing new tenants, and conducting information and leasing workshops.
• Manage the rental collection process by distributing rental statements, reviewing arrears reports, following up on outstanding rental accounts, issuing arrears letters, and implementing credit control procedures.
• Facilitate tenant onboarding and exit processes by welcoming and inducting new tenants, explaining house rules and tenant obligations, completing take-on and exit snag lists, and managing the full tenant exit process.
• Monitor and evaluate the performance of cleaning services, maintenance contractors, security services, garden services, refuse removal contractors, and MES service providers; conduct regular service provider meetings; provide performance feedback.
• Recruit, interview, and appoint suitable candidates for site vacancies; induct, train, and support new employees; conduct performance reviews and implement improvement plans; identify training needs; manage disciplinary processes; lead site teams and conduct weekly staff meetings.
• Monitor the overall maintenance and security condition of the property; liaise with Maintenance Manager; address tenant maintenance requests; raise and monitor work orders; perform minor maintenance; supervise in-house maintenance team; evaluate service provider performance; conduct routine inspections; report incidents; ensure cleanliness and upkeep of buildings and grounds.
• Prepare and submit weekly and monthly reports; attend internal stakeholder meetings; process and submit documentation to Head Office; maintain accurate records and admin systems.
• Monitor and maintain a positive social environment within the building; address minor tenant disputes; escalate complex matters; report major concerns; encourage tenant participation and community engagement; address behavioural issues; foster positive tenant relationships.
