Responsibilities

The Lead Analyst will be instrumental in driving the firm's investment strategy, conducting in-depth market research, financial modeling, and due diligence. Key Responsibilities

• Identify and source new real estate investment opportunities in Cape Town and its environs, aligning with the company's investment criteria and strategic objectives.
• Conduct comprehensive market research and competitive analysis to assess market trends, absorption rates, and rental growth potential.
• Develop sophisticated financial models, including discounted cash flow (DCF) analyses, sensitivity analyses, and pro forma income statements, to evaluate investment viability.
• Perform thorough due diligence on potential acquisitions, including physical inspections, legal reviews, and environmental assessments.
• Prepare detailed investment memorandums and presentations for the Investment Committee, clearly articulating risks and rewards.
• Negotiate transaction terms, purchase agreements, and joint venture structures.
• Monitor existing investments, track portfolio performance, and provide regular performance reports to senior management.
• Build and maintain strong relationships with brokers, developers, lenders, and other key industry players in the Western Cape .
• Mentor and guide junior analysts, fostering a collaborative and high-performance team culture.

Requirements

• Master's degree in Finance, Economics, Real Estate, or a related quantitative field.
• Minimum of 7 years of relevant experience in real estate investment, capital markets, or investment banking, with a significant focus on property analysis.
• Proven track record of successfully sourcing, analyzing, and closing real estate transactions.
• Expert proficiency in financial modeling, valuation methodologies, and MS Excel.
• Strong understanding of real estate capital markets, financing structures, and legal aspects of property transactions.
• Excellent presentation and communication skills, with the ability to effectively convey complex financial information.
• Strategic thinker with strong problem-solving abilities and meticulous attention to detail.
• Experience with Argus Enterprise or similar property analysis software is highly desirable.
• Knowledge of the Cape Town property market is a significant advantage.
