Job summary

Johns Hopkins Hospital in Baltimore, MD is seeking a Zone Maintenance Manager to lead supervisors responsible for the general maintenance of hospital facilities. You will oversee inspection, maintenance and repair across electrical, carpentry, HVAC, plumbing, painting and life safety systems.

The role involves budgeting, data analysis and reporting, with coordination through an Assistant Director, ensuring work is on schedule, within budget and compliant with CMS, JCAHO, NFPA and local codes.

Qualifications

• Thorough knowledge of NFPA 101 Life Safety Code, BOCA Building Code, TJC regulations and all local, state and national building codes.
• Requires functional knowledge of engineering operations and planning, design and construction methods and equipment installation/inspection.
• Must be accepted into the State of Maryland Stationary Apprenticeship Program.

Responsibilities

• Lead multiple supervisors overseeing general maintenance of the buildings.
• Manage inspection, maintenance and repair work on building systems and components (electrical, carpentry, HVAC, plumbing, painting, life safety).
• Participate in annual capital budgeting and scope development for capital and operating initiatives.
• Communicate effectively with team members, peers and leadership; supervise staff, planning, scheduling and budgeting.

The Zone Maintenance Manager is responsible for leading multiple supervisors overseeing the general maintenance of the buildings. Responsible for overall supervision of inspection, maintenance and repair work on building systems and components to include, Carpentry, Painting, Locksmith, and Life Safety. Manages mechanics and supervisors to ensure work is completed on schedule, within budget, and in compliance with applicable codes and regulations defined by CMS, The Joint Commission, NFPA, the City and other regulating bodies. Ensures that the work and efforts of the division are effectively communicated to team members, peers, and leadership of the Department and Institution. Actively participates in the annual capital budgeting process as well as scope development and technical review of both capital and operating initiatives. Manages diagnosis and recovery efforts as needed in the event of minor and major scheduled and unscheduled outages, weather disasters and interruptions to building and system operations. Performs general managerial duties such as supervising staff, planning, scheduling, budgeting, data analysis, reporting and performing presentations. This work is performed under limited supervision of an Assistant Director and using the tools and techniques of various technologies, including electrical, carpentry, mechanical, HVAC, plumbing, painting, refrigeration and grounds technology.

Requirements/Qualifications

• Bachelor’s degree with 7 years of work experience, or AA degree with 11 years of work experience. AA degree or equivalent credits in pursuit of a BS required.
• Thorough knowledge of NFPA 101 Life Safety Code, BOCA Building Code, TJC regulations and all local, state and national building codes.
• Requires functional knowledge of engineering operations and planning, design and construction methods and equipment installation/inspection
• Must be accepted into the State of Maryland Stationary Apprenticeship Program.

Salary Range: Minimum $38.44/hour - Maximum $67.27/hour. Compensation will be commensurate with equity and experience for roles of similar scope and responsibility. In cases where the range is displayed as a $0 amount, salary discussions will occur during candidate screening calls, before any subsequent compensation discussion is held between the candidate and any hiring authority.
