Job summary

Aro Homes is seeking a Warranty Lead to own the homeowner experience after move-in. You will manage warranty claims end-to-end, diagnose issues on-site, and coordinate repairs with subcontractors while ensuring high workmanship standards.

The role requires hands-on carpentry, drywall, painting, and minor plumbing/electrical work, with strong communication to homeowners and internal teams. Travel across the South Bay is expected.

Qualifications

• 3+ years in residential construction; 1+ year in warranty, customer service, or punch-list roles for a homebuilder.
• Broad hands-on knowledge of residential building systems and finishes, with ability to diagnose root causes.
• Calm, professional, and empathetic with homeowners, including when frustrated.
• Able to juggle many open claims, prioritize by urgency, and keep commitments.
• Comfortable with warranty or field-service software, spreadsheets, photo documentation, and mobile tools.

Responsibilities

• Manage the full lifecycle of warranty claims from intake to closeout.
• Serve as the primary point of contact for homeowners after closing.
• Lead homeowner orientations at move-in and warranty walkthroughs.
• Investigate issues on site and perform hands-on repairs (carpentry, drywall, painting, plumbing, electrical).
• Schedule and manage subcontractors and manufacturers for out-of-scope repairs.
• Maintain records of every claim in warranty system and report on metrics.
• Identify recurring defects and collaborate with Design/Engineering/Factory/Field to implement corrective actions.
