Booking Holdings Inc. seeks a strategic VP, Real Estate to lead global site acquisition, space planning and lease strategy across our brands in a matrix organization.

This role partners with executive leadership to design hybrid workplace models, manage a diverse portfolio, drive cost optimization, governance and cross‑brand alignment.

Experience in leadership, change management, and program delivery is essential to enable our evolving real estate strategy.

Qualifications

• Bachelor’s degree required; MBA preferred
• 15 years of experience across real estate, facilities, and related fields
• 10 years in global leadership roles with budget responsibility
• Demonstrated stakeholder management in matrix organizations
• Ability to think strategically and drive tactical execution
• Experience overseeing hybrid workspace and building infrastructure with work psychology insights
• Strong program and project management capabilities
• Ability to train and develop regionally dispersed teams

Responsibilities

• Provide unified approach to Location Intelligence, Site Selection, Leasing, contract negotiations and Scenario Planning
• Provide global facility management leadership
• Apply expertise in designing and implementing hybrid workplace models
• Develop, advise and manage the real estate strategy including portfolio management, site analysis, cash flow analysis, and sale/lease strategy
• Research competitive position, industry standards and develops business cases, makes recommendations and executes projects to cost and schedule
• Create standard headcount/space reporting metrics
• Develop direct lease vs. service office strategy
• Support M&A portfolio diligence and integration process
• Foster collaborative partnerships across brands and align with executive leadership
• Align Workplace Strategy, Space Planning, Capacity Management & Forecasting
• Manage key facilities management partner governance and KPI delivery
• Create office consolidation scenarios where applicable
• Oversee budgeting and cost modeling for real estate portfolio
• Track KPIs and reporting structures for performance
• Manage landlord relationships and employee experience initiatives
