Job summary

Procaccianti Companies seeks a Vice President of Asset Management to lead profitability across its hotel portfolio. You will review financials, manage revenue strategies, and oversee contracts, expenditures, and capital plans.

You will coordinate with the management company, lenders, and investors to optimize performance and drive value. You will mentor hotel leadership, monitor guest feedback, and ensure compliance with franchise and operating agreements while guiding budgeting and capital

Responsibilities

• Review Monthly Profit & Loss Statements, Balance Sheet, Cash Flow.
• Ensure hotels are driving profitability and identify improvement areas.
• Review revenues and metrics vs budget and prior year; spot trends.
• Understand all revenue channels and provide recommendations for improvement.
• Review operating expenses and payroll; benchmark against peers.
• Review STR reports and pricing strategies; identify opportunities.
• Review contracts over 12 months or >$5,000/yr and approve as needed.
• Review management contracts; identify areas to cut costs and improve value.
• Identify Ancillary Revenue opportunities (parking, fees, packages, etc).
• Ensure compliance with partnership and brand/franchise agreements.
• Monitor guest scores and feedback; coordinate with management to address issues.
• Interview hotel leadership; monitor vacancies and leadership changes.
• Review tenants and rent rolls; monitor CAMs and expirations.
• Abstract and monitor ground leases; ensure terms and payments.
• Review market data for competition, renovations, and re-flagging.
• Manage AR/AP monthly; ensure reserves for taxes, insurance, etc.
• Coordinate investor reporting and portal updates; respond to inquiries.
• Oversee capital improvements; approve plans and >$2,500 requests.
• Guide budget process; provide tax/debt guidance to operations.
• Oversee monthly and annual distributions; forecast cash needs.
• Coordinate acquisitions transition; assist with financing and due diligence.
