Overview

Vacation Replacement Porter‑Residential will provide vacation coverage at our Residential properties from approximately March 1st to November 1st, 2026. Please note this position has a limited term of five months with the opportunity for long‑term retention based on business needs and performance evaluation.

Candidate will create a positive experience by providing superior customer service to building residents, guests, and prospects.

  • 9:00am - 6:00pm
  • 5:00pm - 12:30am
  • 5:15pm - 12:45am
  • 8:00pm - 4:00am
  • 12:00am - 8:00am
Compensation

Salary is $23.08 per hour. Additionally, this position would be eligible for overtime for all hours actually worked, consistent with the Local 32BJ Collective Bargaining Agreement. The overtime rate is $35.75 per hour. Please note that wages are subject to tax withholdings and other applicable deductions.

Responsibilities

Candidate will ensure that the lobby, entry ways, common areas, and hallways are always clean and well organized. Responsibilities also include maintenance support in the apartment community and being accountable for helping the company deliver on our resident commitments of exceptional move‑in, residential satisfaction, express service, and personal attention.

  • Performs daily property maintenance and cleaning projects throughout the building as assigned.
  • Maintain an excellent customer service relationship by adhering to the Durst Residential customer service standards.
  • Adhere to the Durst Residential Standard Operating Procedures.
  • Contact emergency services in the event of a fire or other incident requiring fire, medical, or police attention.
  • Knowledge of building systems such as HVAC, basic carpentry, electrical, and plumbing with the appropriate skill‑set to assist in maintenance and troubleshooting.
  • Proficient with OSHA regulations.
  • Assist in supervising contractors and vendors on site; keeping the building clean and organized is paramount.
  • Ensure building grounds and common areas are cleaned according to company standards.
  • Keep accurate and organized supplies and supply lists – place orders when necessary.
  • Communicate well with building residents and maintain high level of customer service.
  • Other tasks as assigned by the Property Manager.
Qualifications
  • No specific level of education is required. However, for safety and productivity reasons, the position requires the ability to effectively read, write, and communicate in English.
  • 3+ years porter/handyperson experience preferred.
  • Perform heavy physical labor moving and pushing large amounts of trash.
  • Ability to operate freight car and compactor.
  • Operate heavy and specialized equipment safely and efficiently.
  • Operate tools and equipment in general custodial work.
  • Meet schedule and timelines.
  • Work cooperatively with others.
  • Observe health and safety regulations.
  • Understand and follow work directions as provided by supervisor.
  • Ability to work independently with minimal supervision.
  • Ability to utilize two‑way radio to receive information and assignments and report on project and assignment progress from various locations.
  • Work is performed while standing and or walking.
  • Requires the use of hands for simple grasping and fine manipulations.
  • Requires bending, squatting, crawling, lifting and reaching.
  • Requires the ability to lift, carry, push, swing or pull medium weights up to 50 pounds, which includes lifting over head.
  • Requires activities that involve being around moving machinery, exposure to changes in temperature, and exposure to dust and chemical fumes.
  • Requires the ability to work any shift during the seven days of the week.
