Job summary

Residential One in Washington, DC seeks a Porter to support custodial maintenance and basic repairs across the property. Under daily supervision, the Porter performs cleaning, painting, and light repairs, with potential on-call shifts and overtime to ensure property readiness.

Responsibilities include assisting in make-readies, inspecting common areas, and maintaining safety practices while following company policies and procedures.

Qualifications

• Two years prior porter experience.
• Possession of current drivers license.
• High school diploma or equivalent.
• Familiarity and concern for work-safety program.
• Willingness to work in other areas, i.e., gardening, painting, maintenance, etc.

Responsibilities

• Replace broken glass, tile, carpet, screens, fixtures, appliances, draperies, and locks.
• Paint, interior and exterior.
• Perform custodial work including sweeping, mopping, vacuuming, trash removal, and cleaning windows in common areas.
• Periodically inspect units and common areas, perform light repairs (not requiring licensed electrician) and janitorial assistance.
• Understand water and gas meter cutoffs, and other utility cutoffs; cutting lines prohibited where not licensed.
• Ensure storage areas and entrances are locked and lit.
• Snow removal including on-call duties and overtime.
• Be on call for emergency services as needed.
• Assist with apartment make readies: cleaning, light maintenance, painting.
• Other duties as assigned.

Job description

Under the daily direction of the Maintenance Supervisor (if applicable) or Site Maintenance Technician, the Porter is responsible for the overall custodial maintenance of the physical plant. (S)he may be asked to perform other duties as assigned, as per their Manager and/or Regional Director.

Duties & Responsibilities

Duties & responsibilities may include, but not limited to:

• Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
• Paint, interior and exterior.
• Perform custodial work including, but not limited to: sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
• Periodically inspect all units, buildings and common areas, performing light repairs (except where a licensed electrician is required), and janitorial assistance, as needed.
• Working knowledge pertaining to water and gas meter cutoffs, all apartment and fixture cutoffs, sewer clan outs, and post map of same. (Except where a licensed plumber is required) Cutting of any water, drain, sewer, gas, or propane line is strictly prohibited.
• Ensuring that storage areas and entrances are locked, and adequate lighting in those areas are maintained.
• Snow removal may include, but not limited to: snow removal may require on call duties, as well as overtime.
• A willingness to be on call for emergency services, as needed.
• Assist with apartment make readies IE: clean, perform light maintenance (when approved by your supervisor), painting, etc.
• Other duties as assigned.

Physical Demands
