Qualifications

• High school diploma or equivalent required; associate degree preferred.
• 2+ years of experience in utility billing, accounts receivable, or related field preferred.
• Experience with property management software (e.g., AppFolio) is a plus.
• Strong attention to detail and organizational skills are essential.
• Comfortable working with numbers, invoices, and financial data.
• Strong written and verbal communication skills are required.

Responsibilities

• Manage utility billing processes for a portfolio of single-family rental properties.
• Review and process utility bills for water, sewer, gas, electric, trash, and other services.
• Verify utility bills for accuracy and investigate discrepancies or variances.
• Ensure utility expenses are accurately coded and allocated to properties or accounts.
• Monitor accounts for past-due balances, billing issues, and duplicates.
• Coordinate with providers and vendors to resolve billing discrepancies.
• Track transfers, start/stop services, and turnovers for residents.
• Maintain accurate utility records and supporting documentation.
• Process resident charges per leases and company policy.
• Respond to resident questions regarding charges in a timely manner.
• Collaborate with Property Management, Accounting, Maintenance, and Operations teams.
• Assist with monthly reconciliation of utility expenses and resident bill-backs.
• Identify cost-saving opportunities and process improvements.
