Job summary

ORC is seeking an experienced Utilities Project Manager to lead right of way projects for utility clients across Colorado. You will own scope, schedule, budget, and quality from kickoff through closeout while guiding a cross-functional team and maintaining client relationships.

This exempt, full-time role requires 4+ years of ROW acquisition and at least 1 year of project management, with travel around 25% within Colorado.

Qualifications

  • Prior experience leading project teams or managing ROW projects, preferably on utility work.
  • Active CO Notary or ability to obtain one within 60 days.
  • Proficient with MS Office Suite (Excel, Word, Outlook).
  • Valid driver’s license.

Responsibilities

  • Lead the delivery of right of way projects for utility clients — owning scope, schedule, budget, and quality from kickoff through closeout
  • Direct and support a project team of agents and specialists, balancing workloads and removing roadblocks
  • Serve as the primary point of contact for clients, delivering clear status reporting and building lasting relationships
  • Monitor project financials, forecasts, and staffing plans
  • Ensure all work is performed in accordance with project guidelines, client requirements, and applicable regulations
  • Support proposals, pricing, and business development for new work

Compensation: $87,460 - $133,419 / year

Location: Colorado (Candidate will have the flexibility to work from their home office but must reside within a 100-mile radius of either Boulder County, CO or Denver, CO)

Schedule: Full-time; Exempt

Travel: Candidate can expect to travel locally and throughout Colorado about 25% of the time

Minimum Requirements
  • Prior experience leading project teams or managing right of way projects, preferably on utility transmission or distribution work
  • Active CO Notary OR the ability to obtain one within 60 days of hire
  • Proficient with MS Office Suite — specifically Excel, Word, and Outlook
  • An iOS or Android smartphone to access ORC’s systems
  • Valid driver’s license

Utilities Project Manager 1 — $87,460 – $109,969 | Minimum of 4 years Right of Way acquisition experience with at least 1 year of project management

Utilities Project Manager 2 — $97,028 – $121,971 | Minimum of 6 years Right of Way acquisition experience with at least 3 years of project management

Utilities Project Manager 3 — $106,155 – $133,419 | Minimum of 8 years Right of Way acquisition experience with at least 5 years of project management experience

Physical Requirements: While performing the duties of this job, it requires a combination of office-based and field work. Employees will spend prolonged periods sitting and performing computer-based tasks, including typing, data entry, and virtual communication, while also regularly traveling to landowner properties, project sites, and government facilities, some of which may be in rural or remote locations with limited accessibility. Driving is an essential function of the role and may involve extended periods and long-distance travel. Fieldwork may require walking over uneven terrain, standing, or navigating outdoor environments, with routine exposure to varying weather conditions such as heat, cold, rain, and snow. The role also involves frequent interaction with a diverse range of individuals, including landowners, government officials, and members of the public, requiring the ability to communicate effectively and maintain professionalism across differing personalities and potentially challenging situations. Flexibility in scheduling is necessary to accommodate travel, site access, and stakeholder availability, along with adherence to safety protocols in both office and field settings.
