Rookwood Properties seeks an experienced Full-Time Maintenance Supervisor to oversee two properties in the Toledo, Ohio area. You will manage maintenance, repairs, and inspections, ensuring market-ready units and well-maintained common areas.

The role requires HVAC and EPA certification as a plus, with ability to lift 50 lbs and work in varied weather. Valid driver’s license and background checks required.

Qualifications

Responsibilities

• General maintenance: routine inspections and tasks on residential properties; supervise outside contractors as directed by the Property Manager.
• Repairs: address routine issues, carpentry, leaks, painting, appliance repairs, and lighting installations; support with safety devices.
• Property inspections: regular checks to determine maintenance needs and compliance with safety regulations.
• Property operations: ensure vacant units are market-ready; maintain common areas; keep accurate maintenance records and inventories.

Job Title: Full-Time Maintenance Supervisor

Location: Walden Village, 382 Walden Way, Dayton, OH 45440

Salary/rate:$30-$33/hour (based on experience), $50/mo. cell phone stipend

We are seeking an experienced Maintenance Supervisor with a results-oriented mindset to oversee two of our properties located in Toledo, Ohio. This position is responsible for the maintenance and repair of buildings, landscaping, and equipment. The supervisor will carry out various tasks to ensure that the properties are well-maintained and operational, which includes managing unit turnover.

Responsibilities:

• General Maintenance: Perform routine inspections and maintenance tasks on residential properties, including plumbing,electrical,andHVACsystems. Supervise the work of outside contractors involved in maintaining the property's physical condition, as directed by the Property Manager.
• Repairs:Address routine maintenance issues and requests promptly, such as minor carpentry work, leak repairs, painting, and repairs to small and large household appliances (including installation), as well as smoke detectors and ceiling lights, while providing exceptional service and minimizing reliance on outside vendors.
• Property Inspections: Conduct regular inspections to identify maintenance needs and ensure compliance with safety and fair housing regulations.
• Property Operations: Ensure that vacant units are promptly prepared for rent. Conduct regular inspections of common areas and vacant units to guarantee that they remain clean, well-maintained, and visually appealing, embodying a "market-ready" standard. Keep detailed and accurate records of all maintenance activities, along with a comprehensive inventory of supplies, to facilitate efficient management and responsiveness.

Qualifications:

• Availability: Must be able to participate in the on-call rotation.
• A valid driver's license and reliable transportation are required.
• As a condition of employment, satisfactory background andMVR checks are required.
• Experience: Experience in property maintenance, construction, or a related field is highly preferred. Ability to communicate effectively in English, both verbally and in writing.
• Skills: HVAC certification is a significant advantage. EPA certification is also beneficial. Basic skills in electrical work, plumbing, and carpentry are essential. Strong communication and interpersonal skills are required. Applicants should demonstrate a solid work ethic and the ability to work independently.
• Physical Requirements: Ability to perform manual labor, lift objects weighing over 50 lbs., and work in various weather conditions.
