Job summary

Rookwood Properties in Springdale, OH is seeking a Full-Time Maintenance Technician to maintain and repair buildings, landscapes, and equipment at The Knolls. You will perform inspections, respond to maintenance requests, and help ensure market-ready units.

The ideal candidate has HVAC experience, EPA certification preferred, and can communicate in English. You must be able to lift 50 lbs, work independently, and participate in on-call rotation.

Qualifications

• Background and MVR checks required.
• Experience in property maintenance or construction preferred; English communication skills required.
• HVAC experience required; EPA certification beneficial; basic electrical, plumbing and carpentry skills essential; pool experience a plus.
• Strong communication and interpersonal skills; ability to work independently.
• Physical: ability to lift over 50 lbs and work in varying weather.

Responsibilities

• General Maintenance: inspect and perform maintenance on residential properties; supervise external contractors when needed.
• Repairs: handle routine maintenance, minor carpentry, leak repairs, painting, and appliance servicing.
• Property Inspections: conduct inspections for safety and compliance.
• Property Operations: prep vacant units, maintain common areas, and keep accurate maintenance records and inventory.

Job Title:

Full-Time Maintenance Technician

Location:

The Knolls, 11777 Rose Lane, Springdale, OH 45246

Salary/rate:

$26-$30/hour (based on experience), + $50/mo. cell phone stipend

We are looking for a qualified professional with a results-oriented approach and a proactive attitude. This role is responsible for maintaining and repairing buildings, landscapes, and equipment, and will carry out various tasks to ensure properties are properly maintained and operational, including unit turnovers.

Responsibilities:

• General Maintenance: Perform routine inspections and maintenance tasks on residential properties, including plumbing,electrical,andHVACsystems. Supervise the work of outside contractors involved in maintaining the property's physical condition, as directed by the Property Manager.
• Repairs: Address routine maintenance issues and requests promptly, such as minor carpentry work, leak repairs, painting, and repairs to small and large household appliances (including installation), as well as smoke detectors and ceiling lights, while providing exceptional service and minimizing reliance on outside vendors.
• Property Inspections: Conduct regular inspections to identify maintenance needs and ensure compliance with safety and fair housing regulations.
• Property Operations: Ensure that vacant units are promptly prepared for rent. Conduct regular inspections of common areas and vacant units to ensure they remain clean, well-maintained, and visually appealing, embodying a "market-ready" standard. Keep detailed and accurate records of all maintenance activities, along with a comprehensive inventory of supplies, to facilitate efficient management and responsiveness.

Qualifications:

• Availability: Must be able to participate in the on-call rotation.
• A valid driver's license and reliable transportation are required.
• As a condition of employment, satisfactory background and MVR checks are required.
• Experience: Experience in property maintenance, construction, or a related field is highly preferred. Ability to communicate effectively in English, both verbally and in writing.
• Skills: HVAC experience is required. EPA certification is also beneficial. Basic skills in electrical work, plumbing, and carpentry are essential. Pool experience is also a plus. Strong communication and interpersonal skills are required. Applicants should demonstrate a solid work ethic and the ability to work independently.
• Physical Requirements: Ability to perform manual labor, lift objects weighing over 50 lbs., and work in various weather conditions.
