Job summary

Abode is seeking two Turnover Specialists to support programs across Santa Cruz, Santa Clara, Santa Mateo Counties, and the South Bay Subregions. You will coordinate and execute unit turnover and make-ready tasks, ensuring each unit is safe, habitable, and lease-ready with HQS alignment.

Working with onsite maintenance, vendors, and HUB teams, you’ll plan, track, and report progress, aiming for timely turnovers, cost efficiency, and quality.

Qualifications

• High school diploma or equivalent required.
• 3-4 years’ experience in Residential Maintenance, Unit Turnovers, or Facilities Coordination.
• Experience in painting, general carpentry repairs, or apartment turnover.
• Reliable transportation or access to a vehicle is required.
• Valid CA Drivers License

Responsibilities

• Coordinate all aspects of unit turnover from vacancy to readiness directly with onsite staff.
• Oversee light turnover tasks: ordering of parts/supplies, minor repairs, patching, painting, plumbing, electrical, general carpentry, appliance repairs/replacements, minor flooring repairs/replacements, cleaning coordination, and more.
• Develop and follow standardized make-ready scopes and checklists.
• Ensure units meet HQS and/or Nspire standards prior to release of unit.
• Maintain adherence to turnover timelines and monitor vendor performance.
• Use Yardi/work orders to track status and update turnover documentation.
