Edward Rose & Sons is seeking a Make Ready Maintenance Supervisor to lead on-site turnover efforts for Columbia properties. You will oversee restoration, scheduling, training, and inspections to ensure market-ready apartments.

Qualifications

• Previous supervisory experience required.
• Ability to complete full vacant turn process.
• EPA Certification strongly preferred.
• Water softener repair experience preferred.
• Swimming pool maintenance knowledge preferred.
• Drywall, painting, caulking, and grouting experience required.
• Basic electrical and plumbing experience required.
• Reliable transportation and a valid driver’s license.

Responsibilities

• Supervise the restoration process of each apartment turnover project.
• Schedule employees and contractors to restore each apartment home to market ready status.
• Train and supervise turnover maintenance staff and provide support.
• Modify turnover checklist to meet community requirements and communicate goals to the turnover team.
• Update termination inventory and logs; note repairs and charges to previous resident.
• Inspect and estimate turnover time using inventory and schedule; list supplies needed.
• Grade employees on quality and turnaround time.
• Certify apartment as ready-to-show after repairs.
• Monitor inventory of commonly used parts to ensure adequate stock.
• Assist with snow/ice removal as required.
• Perform additional duties as requested by management.
