Job summary

Invitation Homes is seeking a Project Manager for Rehab & Turn responsibilities across our portfolio. You will manage move-out inspections, new resident orientations, and the rehab process from planning to completion, coordinating with contractors and leasing teams to meet schedules and quality standards.

The role requires two years of project management experience, OSHA-10, and strong communication skills.

Qualifications

• High school diploma or equivalent.
• OSHA 10 certification required (new hires have up to 90 days to complete).
• Minimum two years of project management experience managing multiple projects, budgets, and timelines.
• General knowledge of residential construction including plumbing, electrical, mechanical, HVAC, drywall, and flooring; knowledge of local codes.
• Negotiating with and managing contractors to complete work.
• Professional verbal and written communication skills.
• Comfortable using a tablet and common business apps (Outlook, Salesforce).
• Valid driver’s license and auto insurance.

Responsibilities

• Meet with residents to complete Pre Move-Out Visits and document home condition and responsibilities.
• Meet with incoming residents to complete Resident Orientations and educate them on systems and maintenance policies.
• Conduct Move Out Inspections and use budgeting program to create scope of work and identify costs charged back to resident.
• Oversee rehab and turn process, communicate with contractors, submit change orders, ensure work is on schedule, document progress with notes and photos.
• Inform Leasing Team of delays affecting move-in dates.
• Observe job site safety during project visits.
• Negotiate repair terms with vendors and general contractors.
• May conduct occupancy checks and coordinate eviction lockouts with local law enforcement.
• Perform other duties as assigned.
• Physical requirements include frequent climbing, lifting 50+ pounds and use of maintenance equipment.
