Job summary

Sunrise Management is recruiting for a Multi-site Maintenance Supervisor to oversee the maintenance and safety of our residential properties in San Diego County, including Elan Scripps Terrace and Elan Poway Hills. The role requires traveling between sites with a valid driver’s license, and involves coordinating staff, scheduling preventive maintenance, and ensuring timely repairs and safety compliance.

Qualifications

• 2 years of property maintenance experience required
• Prior supervisory experience required
• A valid driver’s license in good standing is required for regular travel between sites

Responsibilities

• Directs in all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance.
• Prepares market-ready apartments regarding painting, cleaning and repairs within 3–5 days after turnover.
• Performs preventative maintenance tasks and logs findings.
• Maintains inventory control of tools and supplies and enforces PPE usage.
• Assists in move-in/move-out inspections.
• Ensures maintenance requests are resolved quickly, notifying management if delays occur.
• Adheres to monthly preventive maintenance directives (lighting, fire safety, pool/spa, life/safety).
• Knows shutoffs locations and ensures staff are familiar with safety maps.
• Controls expenses with Community Manager approvals.
• Conducts regular property inspections to ensure cleanliness and safety.
• Performs on-call emergency maintenance as needed.
• Leads training and supervision of maintenance staff; coordinates with Site Management.
• Performs appliance, electrical, HVAC, plumbing, pool, custodial, and carpentry work as needed.
• Maintains exterior curb appeal and cleanliness of common areas.
• Monitors mechanical equipment upkeep (water heaters, HVAC, etc.).
• Ensures safety policies and life/safety standards are followed.
