Job description

Traveling Community Manager (Affordable Housing)

This position is responsible for providing on‑site management of one or more residential multifamily apartment communities. It requires travel throughout the company’s portfolio nationwide, with primary support in the Washington DC Metropolitan area, including Virginia and Maryland. Overnight travel to any state for operational coverage is a requirement. Candidates must live within 30 minutes of a major airport in the mid‑Atlantic (e.g., DC, MD, VA) and have reliable transportation.

Essential Duties and Responsibilities
  • Provide on‑site management of one or more residential multifamily apartment communities.
  • Manage day‑to‑day outreach, sales, and customer service efforts to meet and exceed performance targets.
  • Monitor property and staff to ensure compliance with Fair Housing, Fair Credit Reporting, human resources, operations policies, and safety management programs.
  • Provide affordable housing and rental services to ensure compliance with certifications, recertifications, leases, and related requirements.
  • Promote resident services initiatives to drive community engagement through social, educational, and planned activities and events.
  • Prepare reports of all operational financial data for the Regional Property Manager, Property Staff Accounts, and other corporate departments as requested.
  • Lead staffing, training, and development initiatives for the property to ensure the best talent is part of the team.
Requirements
  • Marketing, leasing, and leadership experience.
  • Four (4) years of experience working in Tax‑Credit, HUD Project‑Based Section 8, and market‑rate property management.
  • Strong operational, compliance, and regulatory understanding, including deep knowledge of HUD Project‑Based Section 8 programs and Low‑Income Housing Tax Credit (LIHTC).
  • Two (2) years of supervisory experience preferred, with a track record of working effectively with all staff levels.
  • Knowledge of all local, state, and federal Fair Housing laws and regulations.
  • Superior customer service skills and the ability to handle difficult people and challenging situations while maintaining a positive and calm demeanor.
  • Effective verbal and written communication skills.
  • Proficiency with Microsoft Office suite applications (Outlook, Word, Excel, Teams).
  • Experience and proficiency with RealPage OneSite required; Yardi software experience preferred.
  • Proven financial and accounting acumen, with the ability to read a budget, conduct financial analysis, and provide practical narrative and reporting.
  • Certifications such as CPO, COS, and/or BOS are preferred.
  • HCCP & SHCM or equivalent preferred.
Education

High school diploma, GED, or equivalent. Ability to read and write English fluently, perform intermediate mathematical functions, and master on‑site resident‑management software functions.

Professional Experience

Minimum of three years of experience in residential property management as a Community Manager.

Attendance/Travel Requirements

The position requires the ability to work any of the seven days of the week, 52 weeks of the year, and serve on‑call or for overtime as needed. Travel may be required to attend owner gatherings near the associate’s home property or in another state, and to attend certain resident events held after hours.

Computer Skills
  • Basic computer knowledge.
  • Proficient with Outlook and RealPage OneSite/Yardi.
  • Intermediate knowledge of Microsoft Suites.
  • Basic internet proficiency.
Physical Demands

Must be capable of physically accessing all exterior and interior parts of the property and amenities, and capable of pushing, pulling, lifting, carrying, or moving/maneuvering weights up to 50 lbs. independently and 100 lbs. with assistance.

This role is exempt and has an anticipated annual pay range of $55k‑75k for a new employee, based on experience, qualifications, and other factors. The position may be eligible for discretionary and/or performance‑based bonuses and overtime for all hours worked over 40 per week. Full‑time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the company’s website.
