TRANSITION ASSISTANT PROPERTY MANAGER

Department: Family Property Management
Reports To: Assistant Director of Family Property
FLSA Status: Non-exempt
Employment Status: Full-Time
Location: Austin, Texas—Regular travel among Foundation Communities properties required

Compensation: Starting at $25/hr

Position Summary

The Transition Assistant Property Manager provides temporary management coverage, operational support, and hands‑on training to Foundation Communities apartment communities. This position assists properties during staffing vacancies, employee absences, operational transitions, and periods requiring additional support. Working closely with Property Managers, maintenance teams, and property management leadership, the Regional Assistant Manager assesses property needs, establishes priorities, and helps ensure essential work remains organized and on schedule. Assignments may include leasing, application processing, recertifications, collections, vacant unit turns, inspection preparation, administrative backlogs, and daily office operations.

The position requires strong knowledge of multifamily property operations and the ability to adapt quickly to the needs of different communities and teams.

Essential Job Functions
  • Provide temporary management and operational support during staffing vacancies, absences, transitions, and other periods of increased need.
  • Assess property needs, establish priorities, organize outstanding work, and communicate progress, concerns, and barriers to property management leadership.
  • Support daily property operations, including leasing, applications, screening, renewals, transfers, waitlists, move‑ins, recertifications, collections, inspections, and administrative backlogs.
  • Assist with prospect follow‑up, tours, occupancy efforts, resident accounts, and required documentation.
  • Partner with Property Managers and maintenance teams to prioritize vacant‑unit turns, address move‑in readiness concerns, and track completion.
  • Support lease‑ups, inspection preparation, staffing transitions, property stabilization, and other special assignments.
  • Provide hands‑on onboarding, training, guidance, and feedback related to property procedures, systems, documentation, and daily responsibilities.
  • Reinforce expectations for resident service, teamwork, professionalism, organization, accountability, and compliance with established procedures.
  • Build positive working relationships and provide respectful service to residents, applicants, employees, vendors, and support departments.
Minimum Qualifications
  • Three or more years of multifamily property management, assistant management, leasing, or related experience.
  • Strong knowledge of apartment operations, leasing, resident services, and administrative processes.
  • Ability to assess changing situations, establish priorities, manage multiple deadlines, and follow work through to completion.
  • Strong judgment, organization, communication, computer, problem‑solving, and documentation skills.
  • Ability to train and support employees while maintaining clear expectations and accountability.
  • Ability to work independently and collaborate effectively with property teams and leadership.
  • Reliable transportation, a valid driver’s license, and an acceptable driving record for regular travel among Foundation Communities properties.
Preferred Qualifications
  • Affordable housing or Low-Income Housing Tax Credit experience, including certifications, recertifications, compliance documentation, and eligibility requirements.
  • Experience supporting multiple communities, lease‑ups, staffing transitions, or property stabilization.
  • Experience with RealPage OneSite or similar property management, screening, waitlist, and document‑management systems.
  • Proficiency with Microsoft Outlook, Word, and Excel.
Knowledge, Skills, and Abilities
  • Knowledge of multifamily property management and leasing practices.
  • Ability to quickly assess operational needs, apply property procedures, and recommend practical solutions.
  • Strong communication and relationship‑building skills, with the ability to work respectfully across all levels of the organization.
  • Ability to maintain confidentiality and appropriately handle sensitive information.
  • Flexibility and composure when supporting properties experiencing staffing or operational challenges.
  • Commitment to resident‑centered service and Foundation Communities’ mission and values.
Working Conditions and Physical Requirements
  • Regular travel among Foundation Communities properties is required; assignments, schedules, and work locations may vary based on organizational needs.
  • Work is performed in offices, residential areas, vacant units, maintenance areas, and active work sites.
  • Reliable transportation is required, and occasional evening or weekend work may be necessary.
  • Must be able to use standard office equipment, communicate effectively, and regularly sit, stand, walk, bend, reach, and navigate stairs or uneven surfaces.
  • Must be able to lift and carry up to [20–25] pounds with or without reasonable accommodation.
