Job summary

Quaint Oak Abstract is seeking an experienced Pennsylvania Licensed Title Agent to manage residential and commercial real estate title transactions across the state. You will review title searches, resolve title issues, coordinate settlements, and ensure compliance with PA laws and underwriting guidelines.

The ideal candidate has strong title insurance knowledge and the ability to manage multiple closings in a fast-paced environment.

Qualifications

  • High School Diploma or GED required.
  • Minimum of three years of title processing experience preferred; Licensed Title Agent designation strongly preferred.
  • Active Pennsylvania Title Insurance License required.

Responsibilities

  • Review title searches to verify ownership and identify liens, encumbrances, and other title defects or issues.
  • Examine public records, including deeds, mortgages, judgments, tax records, easements, and other relevant documents.
  • Analyze title findings and clear title conditions in accordance with underwriting requirements and company guidelines.
  • Coordinate and conduct real estate closings, including purchases, refinances, HELOCs, and other title transactions.
  • Communicate effectively with real estate agents, lenders, buyers, sellers, attorneys, surveyors, contractors, and courthouse personnel throughout the transaction process.
  • Obtain payoff statements, final water and sewer certifications, and other documentation necessary to resolve outstanding title matters.
  • Prepare, review, and issue title commitments, marked title binders, endorsements, and final title insurance policies in compliance with underwriting guidelines.
  • Prepare and review closing documents, including settlement statements, deeds, affidavits, satisfactions, and related closing packages.
  • Facilitate the recording of deeds, mortgages, satisfactions, and other documents with County Recorder of Deeds offices.
  • Manage settlement-related accounting functions, including preparing and issuing checks, processing wire transfers, and disbursing funds to all appropriate parties.
  • Identify and report transactions subject to regulatory requirements, including 1099 reporting and FinCEN Real Estate Reporting Rule-eligible transactions.
  • Promote the company's title products and services while developing and maintaining positive business relationships.
  • Maintain an active Pennsylvania Title Insurance License (and Notary Public appointment, if required)
  • Notary Public certification preferred (or required, as applicable).

The ideal candidate possesses strong title insurance knowledge, attention to detail, and the ability to manage multiple transactions in a fast-paced environment.

Qualifications:

  • High School Diploma or GED required.
  • Minimum of three years of title processing experience preferred; Licensed Title Agent designation strongly preferred.
  • Business development experience and/or an existing book of business preferred.
  • Bilingual (English/Spanish) skills are a plus.
  • Active Pennsylvania Title Insurance License required.
  • Notary Public certification preferred (or required, as applicable).
  • General understanding of appraisals, title insurance, real estate contracts, and real estate transactions.
  • Strong knowledge of Pennsylvania real estate laws, title standards, and closing practices.
  • Highly self-motivated and disciplined, with the ability to work independently and collaboratively as part of a team.
  • Ability to thrive in a fast-paced environment, effectively manage multiple priorities, and professionally handle a high volume of incoming and outgoing calls.
  • Proficiency in Microsoft Office Suite, Outlook, and title industry software such as Title Express or similar platforms.
  • Excellent verbal and written communication skills.
  • Ability and willingness to travel to settlements throughout the assigned market/service area.

Salary: $60,000-$70,000/year; offer is commensurate with experience.
