Qualifications

• Minimum 7+ years in industrial real estate development with lead-deal accountability.
• Track record closing industrial land and development transactions in Texas.
• Active network with landowners, brokers, and municipal contacts across Texas industrial markets.
• Experience managing entitlement processes (zoning, platting, permitting, infrastructure).
• Experience overseeing ground-up industrial construction from GMP to delivery.
• Strong financial modeling and underwriting skills to assess feasibility and returns.

Responsibilities

• Lead the Texas development strategy with senior leadership to identify markets and opportunities.
• Source and secure development sites through relationships with landowners and brokers.
• Lead market research, financial modeling, and feasibility analyses for projects.
• Negotiate letters of intent and commercial terms; advance purchase agreements and closings.
• Oversee due diligence, including civil, environmental, and utility reviews; ensure site viability.
• Drive entitlements, zoning, permitting, and approvals across Texas jurisdictions.
