Job summary

Macdonald & Company, in partnership with a leading institutional real estate investment and development firm, seeks an Associate or Director to join its Phoenix Industrial & Logistics investment team.

You will source, underwrite, execute and manage acquisitions and development opportunities across the Phoenix area, with potential to expand into the Southwest, in a highly collaborative institutional environment.

Responsibilities

• Evaluate acquisition and development opportunities across the industrial and logistics sector, including existing assets and land for future development.
• Build and maintain sophisticated financial models to underwrite acquisitions, developments, leasing scenarios, and investment returns.
• Prepare investment memoranda, development budgets, market analyses, and presentations for internal investment committees and capital partners.
• Assist with sourcing opportunities through brokers, developers, landowners, and industry relationships, with a particular focus on off market transactions.
• Coordinate due diligence activities by working alongside consultants, architects, engineers, contractors, and internal functional teams.
• Support the execution of industrial development projects, participating in design reviews, construction meetings, budgeting, and project delivery.
• Partner closely with Asset Management and Leasing teams to optimize portfolio performance, leasing strategy, and operational execution.
• Monitor project performance through financial reporting, cash flow forecasting, variance analysis, and investor reporting.
• Build relationships with municipalities, consultants, brokerage firms, and other external stakeholders throughout the entitlement, development, and acquisition process.
