Job summary

Macdonald & Company seeks an SVP of Property Management to lead a multi-state affordable housing portfolio, ensuring occupancy, NOI and resident services excellence. This Chicago-based role demands in-depth LIHTC and HUD program knowledge and hands-on leadership of regional teams across owned and third-party properties.

You will oversee budgets, compliance, reporting and staff development while driving operational improvements, risk management and growth opportunities for the portfolio.

Qualifications

• 12+ years of progressive property management experience.
• At least five years leading multi-site affordable housing operations.
• 10+ years of affordable housing program experience (LIHTC, HUD).
• Experience overseeing a substantial multi-state portfolio with strong financial management.
• Experience with owned and third-party managed properties and owner relationships.
• Bachelor’s degree or equivalent; COS certification required or willing to obtain within six months; CPM preferred.
• Strong Excel and property management systems skills; Chicago-based with travel.

Responsibilities

• Lead regional teams to optimize occupancy, NOI, collections and resident services.
• Oversee annual budgets, financial reporting and performance reviews.
• Ensure compliance with LIHTC, HUD Section 8 and related programs.
• Recruit, coach and develop regional leadership and staffing structures.
• Oversee capital planning, preventive maintenance and safety standards.
• Manage owner relationships and deliver reliable reporting.
• Lead acquisitions onboarding, due diligence and transitions.
• Strengthen procedures and reporting systems across portfolios.
