Job summary

Gloucester City Homes Limited is seeking a Surveyor to lead large-scale, multi-year projects to upgrade and maintain our housing stock. You will act as in-house property expert, oversee contract delivery, manage budgets, and ensure homes meet regulatory standards including Decent Homes.

The role requires strong asset management knowledge, building surveying experience, and excellent stakeholder engagement. We offer hybrid working, 30 days leave, pension, and other family-friendly benefits.

Qualifications

  • Professional qualification in Building Surveying, Construction, Asset Management, Housing or equivalent.
  • Member of or working towards CIOB, RICS or CIH.
  • Strong knowledge of asset management and planned maintenance.

Responsibilities

  • Contract management: client representative on major contracts; oversee replacements and large improvements.
  • Financial control: manage capital and service budgets; forecast cash flow and report variances.
  • Quality assurance: inspect on-site work for compliance, value for money and quality.
  • Health & safety: maintain high safety standards and ensure compliance with legislation.
  • Data integrity: keep asset database up to date for long-term investment planning.

Job description

We are looking for a Surveyor to support our Planned Programme You will lead large-scale, multi-year projects to upgrade and improve our housing stock (Operating as our in-house property expert, you will oversee contract delivery, manage budgets, and make sure our homes meet all regulatory requirements-including the Decent Homes Standard,

  • Contract Management:Act as the Client Representative on major partnering contracts, overseeing component replacements and large improvements
  • Financial Control:Manage capital and service budgets (£1m+), providing cash flow forecasting, financial accounts, and monthly variation reports
  • Quality Assurance:Inspect on-site works completed by contractors to ensure excellent quality, statutory compliance, and strong Value for Money
  • Health & Safety: Maintain zero-compromise safety standards across our properties, ensuring partners strictly adhere to Landlord Health and Safety legislation
  • Data Integrity:Keep our asset database completely up to date to help map out long-term investment strategies Strong knowledge of asset management, planned maintenance and capital investment programmes within a housing environment.
  • Good understanding of building construction, building pathology and surveying practices.
  • Sound knowledge of contract administration, contractor management and public procurement principles.
  • Working knowledge of landlord health and safety responsibilities, housing compliance requirements and Decent Homes standards.
Technical Qualifications
  • You will ideally hold a professional qualification in Building Surveying, Construction, Asset Management, Housing or a related discipline or extensive relevant experience
  • You will ideally be a member of, or working towards, a recognised professional body such as CIOB, RICS or CIH

  • Strong project management skills, with the ability to deliver complex programmes safely, on time and within budget.
  • Effective contract management skills, including monitoring contractor performance, managing risk and driving service improvements.
  • Excellent analytical and problem-solving skills, with the ability to interpret property and performance information and identify practical solutions.
  • Strong communication and stakeholder engagement skills, with the ability to explain technical information clearly and build effective relationships with customers, contractors and colleagues.
