Job summary

Job Summary

This position is responsible for all School of Business buildings, building systems, and associated landscaping, to coordinate with other university resources to maintain the look and feel and the architectural intent of the individual buildings, to ensure all systems are working optimally and in a safe and efficient manner and employ external and internal resources in accomplishing the goals of the school as they relate to buildings and building systems, and as applicable within the scope of this job to take steps to maximize the safety and security of the staff, faculty, and students of the School of Business.

Responsibilities

• Takes readings off of equipment to assure it is operating properly.
• Adjusts and calibrates equipment that is reading out of accepted parameters.
• Performs inspections of building systems to ensure they are operating properly and within limits.
• Monitors building automation systems and responds to system alarms due to equipment failures and malfunctions.
• Monitors fire alarm systems and responds to fire alarms as part of the ERT team.
• Participates on the schools ERT team.
• Responds to all trouble calls on all shifts and weekends. Calls in technicians as necessary.
• Performs preventive maintenance on applicable building systems and equipment as assigned.
• Maintains assigned equipment room by keeping it clean and organized.
• Works in coordination with District 5 facilities staff to resolve issues, schedule maintenance, and address problems.
• Submits work orders as applicable to address issues, resolve problems, and initiate projects.
• Initiates and manages to successful completion facilities related projects.
• Recommends and performs as applicable building systems upgrades and improvements.
• Creates and manages the budget for facilities maintenance activities and projects.
• Monitors and manages maintenance activities via the CMMS system.
• Coordinates and collaborates with Custodial to maintain all the School of Business buildings to expected cleanliness levels.
• Manages facilities maintenance inventory and attic stock.
• Performs repairs and maintenance to school furniture as required.
• Manages the facilities maintenance capital assets.
• Provides backup to the Ccure building access system for the school.

Minimum Qualifications

Eight years progressively or more responsible experience in maintenance with two of those years in a leadership position or equivalency (one year of education can be substituted for two years of related work experience) required. Journeyman certification in at least one of trades supervised, as well as general working knowledge of positions supervised and applicable codes and ordinances required. Demonstrated human relations and effective communication skills also required. Specific vocational or apprenticeship training may be preferred.

Preferences

• Working knowledge of typical building systems - electrical, mechanical, HVAC , fire alarm systems, fire suppression systems, lighting systems, BMS , AV, etc.
• Working knowledge of, or basic understanding of, VRF systems a plus.
• Ability to read, interpret, and apply building drawings and schematics.
• Ability to read, interpret and apply applicable building codes.
• Ability to read, interpret, and apply applicable operating and maintenance documentation.
