Qualifications

The Assistant Building Superintendent supports the safe, clean, efficient, and reliable operation of company buildings and grounds at the Ogden and Salt Lake campuses. This role assists with routine maintenance, work order response, building inspections, event setup, grounds maintenance, vendor coordination, and facility-related activities involving HVAC, plumbing, electrical, security, custodial, landscaping, and general building systems. The position works collaboratively with employees, tenants, vendors, contractors, and Facilities team members and travels between company locations as business needs require.

Key Responsibilities
  • Assists with routine maintenance of company buildings and grounds, including basic HVAC, plumbing, electrical, custodial, landscaping, security, and general maintenance activities.
  • Performs regular building walks and inspections to identify maintenance needs, safety concerns, cleanliness issues, and other facility-related conditions requiring attention.
  • Responds to assigned work orders and maintenance requests in a timely and professional manner.
  • Performs basic repairs and maintenance within the position’s skill level and escalates complex issues to Facilities management or qualified vendors as appropriate.
  • Monitors building equipment, documents maintenance activity, and maintains accurate records as directed.
  • Supports custodial needs for employees, visitors, tenants, common areas, meetings, and company events.
  • Coordinates facility support for meetings and events, including room setup, furniture movement, supplies, and takedown.
  • Maintains safe building conditions and follows applicable company safety procedures, building rules, and emergency response protocols.
  • Communicates facility concerns, project updates, maintenance status, and completed work to Facilities management.
  • Coordinates with contractors and vendors by providing site access, responding to basic site questions, and communicating work status to management.
  • Supports the proper handling, storage, safeguarding, and disposal of hazardous materials in accordance with company procedures and applicable Safety Data Sheet guidance.
  • Assists with key distribution, access requests, and basic security-related activities as directed.
  • Performs snow removal, lawn maintenance, landscaping, and other grounds-related work as needed.
  • Participates in staff meetings, departmental meetings, and training as requested.
  • Assists with facility-related emergencies, including occasional evening, weekend, or on-call support as required.
  • Performs other duties as assigned, including support for other company-affiliated properties.
Qualifications

Education and Experience:

  • High school diploma or equivalent required.
  • One to two years of facilities, maintenance, custodial, grounds, construction, trade, or related hands‑on experience preferred, but not required.
  • Technical training, trade coursework, or experience with commercial buildings, building automation systems, HVAC administration, or work order systems is helpful.
  • Valid driver’s license and ability to travel between company locations as needed are required.

Skills and Competencies:

  • Basic knowledge of commercial building maintenance practices preferred, including familiarity with HVAC, plumbing, electrical, fire/life safety, access control, custodial, landscaping, and grounds-related activities.
  • Strong communication, customer service, organizational, and problem‑solving skills.
  • Ability to follow instructions, learn new processes, and perform work safely and dependably.
  • Ability to work effectively both independently and collaboratively as part of a team.
  • Ability to use computers, email, work order systems, and basic building-related technology with appropriate training.
Work Environment and Physical Demands

This role involves work in both office and facilities environments. The employee will regularly:

  • Sit, stand, and walk for varying periods.

  • Communicate verbally and aurally in meetings, phone conversations, and facility environments.
  • Bend, kneel, climb stairs, and use ladders as required to perform facility‑related duties.

The employee may also:

  • Occasionally lift or move items weighing up to 50 pounds, including equipment, supplies, furniture, and maintenance materials.
  • Work indoors and outdoors in varying weather conditions.
  • Encounter mechanical equipment, electrical hazards, chemicals, snow, ice, noise, and other conditions associated with building and grounds maintenance.

Specific vision abilities may include close vision, depth perception, and the ability to adjust focus. The typical noise level is moderate but may vary depending on the work being performed.

This position requires travel between the Ogden and Salt Lake campuses and may occasionally require travel to other company-affiliated properties based on business needs.
