Job summary

Job Summary

This position is responsible for all School of Business buildings,building systems, and associated landscaping, to coordinate withother university resources to maintain the look and feel and thearchitectural intent of the individual buildings, to ensure allsystems are working optimally and in a safe and efficient mannerand employ external and internal resources in accomplishing thegoals of the school as they relate to buildings and buildingsystems, and as applicable within the scope of this job to takesteps to maximize the safety and security of the staff, faculty,and students of the School of Business.

Responsibilities

• Takes readings off of equipment to assure it is operatingproperly.
• Adjusts and calibrates equipment that is reading out of acceptedparameters.
• Performs inspections of building systems to ensure they areoperating properly and within limits.
• Monitors building automation systems and responds to system alarmsdue to equipment failures and malfunctions.
• Monitors fire alarm systems and responds to fire alarms as part ofthe ERT team.
• Participates on the schools ERT team.
• Responds to all trouble calls on all shifts and weekends. Calls intechnicians as necessary.
• Performs preventive maintenance on applicable building systems andequipment as assigned.
• Maintains assigned equipment room by keeping it clean andorganized.
• Works in coordination with District 5 facilities staff to resolveissues, schedule maintenance, and address problems.
• Submits work orders as applicable to address issues, resolveproblems, and initiate projects.
• Initiates and manages to successful completion facilities relatedprojects.
• Recommends and performs as applicable building systems upgrades andimprovements.
• Creates and manages the budget for facilities maintenanceactivities and projects.
• Monitors and manages maintenance activities via the CMMSsystem.
• Coordinates and collaborates with Custodial to maintain all theSchool of Business buildings to expected cleanliness levels.
• Manages facilities maintenance inventory and attic stock.
• Performs repairs and maintenance to school furniture asrequired.
• Manages the facilities maintenance capital assets.
• Provides backup to the Ccure building access system for theschool.

Minimum Qualifications

Eight years progressively or more responsible experience inmaintenance with two of those years in a leadership position orequivalency (one year of education can be substituted for two yearsof related work experience) required. Journeyman certification inat least one of trades supervised, as well as general workingknowledge of positions supervised and applicable codes andordinances required. Demonstrated human relations and effectivecommunication skills also required. Specific vocational orapprenticeship training may be preferred.

Preferences

• Working knowledge of typical building systems - electrical,mechanical, HVAC, fire alarm systems, fire suppression systems,lighting systems, BMS, AV, etc.
• Working knowledge of, or basic understanding of, VRF systems aplus.
• Ability to read, interpret, and apply building drawings andschematics.
• Ability to read, interpret and apply applicable buildingcodes.
• Ability to read, interpret, and apply applicable operating andmaintenance documentation.
