Job summary

CALTEC Corp. seeks an experienced Superintendent for a medical facility project in West Hills, CA.

The successful candidate will direct field staff, supervise subs, track progress with the Project Manager, and ensure work complies with contract documents and client satisfaction. Responsibilities include reviewing drawings and specs, preparing RFIs, maintaining daily reports and as-builts, coordinating with inspectors, and managing safety and on-site procedures.

Qualifications

• High school diploma or equivalent.
• OSHA-10 training.
• First Aid training.
• At least 3 years’ experience as a contractor’s general superintendent on projects.
• PMPCertification preferred.
• Bachelor’s degree in architecture, engineering, or construction.
• Experience with union workforce.
• On-site supervision and coordination with project team.

Responsibilities

• Review drawings, specs, and addenda; identify issues and raise RFIs.
• Prepare daily reports detailing labor, materials, and inspections.
• Maintain as-built drawings and project records.
• Lead weekly meetings with the project team.
• Develop 3-week look-ahead schedules before owner meetings.
• Coordinate with subs and inspectors to ensure quality and safety.
• Oversee change orders, T&M tickets, and payment requisitions.
• Coordinate material deliveries and ensure alignment with submittals.

Therightcandidatewillensuretheirprojectiscompletedontime,withinbudget,accordingtoprojectdocuments,andtotheclient'ssatisfaction.Toachievethis,theSuperintendentwilldirectfieldemployees,supervisesubcontractorssuperintendents,materialsuppliers,anddeliverytrucks.Theywillalsocoordinatewithprojectinspectorsandotherstakeholderstoachievetheprojectgoals.Acandidatewithprovenhistoryandknowledgeofgroundupbuildingconstructionispreferred.

EssentialFunctions

• Reviewcontractdrawings,specifications,andaddendafordesigndeficiencies,impracticaldetails,andpossiblecodeviolations,prepareRFIsasneeded,andbringthesetotheProjectManager'sattention.
• TakedetailedDailyReportsofworkdone,detailingthelaborandmaterialemployed,issuesexperienced,andinspectionstakingplaceusingtheprogramprovidedbytheCompany.
• Keepdetailedrecorddrawingsor"as-builts"usingtheprogramprovidedbythecompany.
• Maintainfrequent(atleastweekly)meetingswiththeprojectteamthroughoutthejob.Communicatewiththeprojectteaminperson,byphone,orinwriting.
• Prepare3-weeklookaheadschedulespriortoownerprogressmeetings.
• Negotiateadditionalworkwithsubcontractors,tracktimeandmaterial(T&M)ticketsaccurately,andmaintainspecifications/requisitionrecordsoftheseactivitiesforthejob.
• Attendsubcontractors'safetyprogramtoolboxsafetymeetingsonaroutinebasis.
• Prepareforandholdweeklysafetyprogramtoolboxsafetymeetingsforcompany’semployees.
• Ensureprojectmaterialsandworkmanshipmeetprojectqualitystandards.
• AssisttheProjectManagerindevelopingandrefiningtheprojectschedule,workwiththeProjectManagerandAssistantProjectManagertoupdatetheschedule,andensurethejobmeetstherequireddatesroutinely.
• Documenttheconstructionprocessandkeepallpartiesinformedonimportantissues.
• Especiallykeepthedaytimeofficestaffappraisedofthingstheywouldnormallynotknow.
• Haveathoroughandcompleteknowledgeandunderstandingoftheprimecontract,eachsubcontract,thecontractdrawings,specifications,andaddenda,andassisttheProjectManagerindevelopingtheon-siteprocedures.
• Maintainanadequateworkforceofsubcontractorstomeettheprojectschedule.
• Coordinatematerialdeliveryandtrackdeliverytimes,ensuringthatmaterialarrivesatthejobsitewhenneeded.Verifymaterialdeliveredandensureitmatchesapprovedsubmittals,purchaseorders,andplans.
• Verifychangeorderwork.CoordinatewiththeProjectManageronpricingsubstantial/nonroutineworkchangeorders.
• Coordinateallnecessaryinspectionsduringthejob.
• Developinterpersonalrelationshipswithowner’srepresentatives,inspectors,andthearchitectontheproject.
• Establishandmaintainacompellingandharmoniousworkingrelationshipwiththeon-sitestaffandpromotepositiveprojectmorale.
• Meetsubcontractorprojectmanagers,subcontractorsupervisors,architects,inspectors,andotherstakeholdersinapreconstructionconferencetodiscussthescope,potentialproblems,anddecisions.
• Conductapre-completionwalk-throughwiththeprojectteammemberstoprepareaqualitycontrolpunchlist.Expeditethepunchlistcompletionandfollowupuntilthefinalpaymentrequesthasbeensubmitted.
• Superintendent'sinputisrequiredfortheProjectManagertoapproveallrequestsforpaymenttosubcontractors.Verifythatrequestsarecorrectlyallocatedtoajob,pricedaccordinglyandthattheinvoicesreflectactualprogress.
• MeetwiththeProjectManagertocreateplansonhowthecompanywillsavefuturemoneyonanoverrunningjob.
• Maximizeperformanceonthejobsite.

WorkEnvironment

Thispositionoperatesoutoftheprojectsite.Thisrolewillroutinelyuseofficeequipmentsuchascomputersandphones.

Whileperformingthisjob,theemployeemustbeattheprojectsitedailyandmaybeexposedtoongoingconstructionandweatherconditions.

Thenoiselevelintheworkenvironmentmayrangefrommoderatetoloud.

Theemployeeisfrequentlyexposedtofumes,airborneparticles,movingmechanicalparts,andvibration.

Theemployeeisoccasionallyexposedtovariousextremeconditionsatconstructionjobsites.

Theemployeewillneedtogothroughabackgroundcheck.

RequiredEducationandExperience

Highschooldiplomaorequivalent.

EitherhaveavalidFirstAidtrainingcardoriswillingtogothroughtraining.

EitherhaveavalidOSHA10trainingcardoriswillingtogothroughtraining.

Atleast3years’experienceasacontractor’sgeneralsuperintendentprojects.

PreferredEducationandExperience

PMPCertification.
