Job summary

The Stoddard Enterprise, LLC. is seeking a Project Manager/Superintendent to lead construction projects from start to finish. You will coordinate subcontractors, manage schedules, ensure contract conformance, and oversee QA/QC, safety, and close-out documents on site.

Responsibilities include reviewing prime contracts, preparing change orders, tracking progress, and maintaining official drawings and records while guiding a team of 30+ vendors to successful project completion.

Qualifications

  • Bachelor's degree in Construction Science, Construction Management, or related field.
  • Experience leading 30+ subcontractors and vendors.
  • Proficient with construction management software and document control.

Summary

JOB DESCRIPTION

To provide contract administration for all phases of construction, ensure contract conformance, QA/QC, inspections, job site safety, scheduling, payment processing, change orders, contracts, recovery schedules, as-builts, close-outs, conflict resolution, and customer service.

Pre-Construction Activities

Complying with the project start-up list: including but not limited to, bonds, certificates of insurance, temporary fencing, temporary utilities, permits, TCEQ, SWPPP, utility locates, job office set up, signage, contact lists, erosion control, tree protection, and any other site requirements.

Learn and utilize office organization software: Plan Grid, Raken, P-6, BIM & Box for management of all aspects of the project.

Pre-Construction Services- See pre-construction services in chapter 5 of the company policy and procedure manual.

Project Buyout- Reviewing scopes, thorough analysis of bids, conducting scope meetings, and preparing all subcontracts and purchase orders. These are to be reviewed with a superior before issuance.

All contracts/purchase orders to be issued within 15 days from receipt of the prime contract

Essential Functions / Major Responsibilities Of Project Manager
  • All submittals should be processed within 90 days of contract execution
  • Create new job folders
  • Review and become familiar with the Prime Contract, contract drawings, specifications, addenda, alternates.
  • Coordinate, schedule and facilitate all construction meetings and minutes
  • Monitor, Track and Update progress schedule with Project Superintendent & Scheduler
  • Issue complete set of documents to Superintendent & subcontractors
  • Update and maintain drawings with Superintendent for final as-built drawings. Post changes to Official Record Set of Drawings as changes occur.
  • Schedule and track inspections, and certificates of occupancy
  • Request, review, monitor and coordinate all approvals of shop drawings and submittals. Check for contract conformance.
  • Obtain and Review testing laboratory reports. Take action for non-compliant test results.
  • Generate estimates and proposals for Change Orders or contract changes, including creation of supporting documentation for accounting, owner and design team.
  • Monitor and Process Change Orders
  • Prepare and track any reports and/or logs required by specifications-ASI, RFI, PR Logs
  • Monitor the delivery of items provided by major vendors and subcontractors (in conjunction with Superintendent).
  • Write, Distribute, and Close out all items in Pre-Substantial Completion Punchlist in conjunction with Superintendent. Prepare and submit all required project close-out submittals and warranties. Include signed transmittal of acceptance of such items.
  • Compile and submit timely monthly pay requests to Architect/Owner. Follow up with Owner for Prompt Payment. Approve all pay requests and billings from subcontractors and suppliers – Accounts Payable and Accounts Receivable.
  • Mentor and Train Assistant Project Manager on their job duties.
  • Compile and Archive all job data upon completion of project.
  • Track all warranty items on completed projects.
  • ENSURE JOBSITE OFFICE IS CLEAN AND ORGANIZED AT ALL TIMES (in conjunction with Superintendent)
  • UNDER NO CIRCUMSTANCE SHALL THE CONTRACTUAL SCOPE OF WORK BE CHANGED, ALTERED OR DEVIATED FROM WITHOUT WRITTEN AUTHORIZATION FROM THE ARCHITECT OR ENGINEER OF RECORD
Job Scope

The Project Manager/Superintendent is mutually responsible for and will be held accountable for the timely completion of the project and ensuring that the project is constructed in strict accordance with plans, specifications, and local codes. The Project Manager shall assist the superintendent as needed to schedule subcontractors, consultants, and vendors, as well as ensure their completion of work within the time allowed. Conflicts of ambiguity with the plans, specs, or addenda shall be communicated with the project team (i.e. Superintendent, architect, engineer, consultant, owner) for mutual resolution, before execution of work that deviates from the approved plans. The Project Manager shall establish and enforce job site quality control programs to ensure quality completion of construction.

Supervisory Responsibility

The Project Manager shall supervise all subcontractors, consultants, and vendors daily. This supervision shall ensure adequate manpower is available for each task and compliant work performed. This position shall be responsible for monitoring project security personnel, if applicable. Superintendent shall supervise all Assistant- Superintendents.

Education And/or Experience

Bachelor’s degree, preferably in Construction Science, Construction Engineering Technology, or Construction Management.

1O+ years relevant experience in commercial construction

Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.

Mathematical Skills

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
