Solid State Staffing's client is a leading Southeast contractor specializing in multifamily, student housing, and senior living developments. • 5+ years supervising commercial, residential, and/or multifamily construction on-site.
• Experience delivering wood-frame, garden-style, podium, or wrap-style multifamily or student housing projects.
• Strong knowledge of scheduling, subcontractor coordination, and construction means & methods.
• Excellent leadership, communication, and problem-solving skills.
• Ability to read and interpret drawings, specs, and construction documents.

Position Title: Project Superintendent (Multifamily Construction)

Location: Current project in Melbourne, FL area. Future projects throughout Southeast US.

Travel required for future projects. Subsistence Package provided as applicable.

Role Overview:

As a Superintendent on our client's team, you will oversee day-to-day field operations on ground-up, large-scale multifamily developments, drive schedule performance, coordinate subcontractors, enforce safety, and ensure the highest standards of craftsmanship are consistently met.

You are the eyes, ears, and leadership presence on the project site - responsible for turning designs into high-quality buildings safely, efficiently, and ahead of expectations.

Key Responsibilities

Field Leadership & Daily Operations

• Direct and supervise all on-site construction activities for multifamily/student housing projects.

Schedule & Production

• Create and manage the daily, weekly, and projection/look-ahead schedules.
• Coordinate subcontractor sequencing and manpower to maintain production goals.
• Identify schedule risks early and collaborate with PMs to resolve issues before they become delays.

Quality Control/Assurance

• Enforce company quality standards across all scopes of work.
• Review plans, specifications, and submittals to ensure on-site compliance.
• Perform daily QA/QC inspections, track deficiencies, and lead punch-list completion.

Safety & Compliance

• Promote a safety-first culture aligned with company values and policies.
• Conduct site safety meetings and enforce OSHA, company, and project safety standards.
• Document incidents, near misses, and maintain a clean, well-organized job site.
• Oversee subcontractor performance and ensure adherence to scope, schedule, safety, and quality requirements.
• Verify work completion for progress payments and assist in resolving field conflicts.

Documentation & Reporting

• Maintain daily logs, progress photos, inspections, and site reports.
• Assist with RFI responses, field sketches, and plan clarifications.
• Track deliveries, equipment, manpower, and site logistics.

Project Closeout

• Lead the turnover process including punch lists, inspections, commissioning, and final documentation.
• Ensure the project is completed in alignment with company's high standards and client expectations.
• Lead daily jobsite meetings and maintain clear, proactive communication with subcontractors, field staff, and the project management team.
• Maintain a visible leadership presence to ensure work is progressing according to plan and project goals.

Required Qualifications

• 5+ years of experience supervising commercial, residential, and/or multifamily construction projects as a Superintendent, Assistant Superintendent, Construction Manager, Field Engineer, or similar role.
• Proven track record delivering wood-frame, garden-style, podium, or wrap-style multifamily or student housing projects.
• Strong knowledge of scheduling, subcontractor coordination, and construction means & methods.
• Excellent leadership, communication, and problem-solving skills.
• Ability to read and interpret drawings, specifications, and construction documents.
• Proficiency with construction technology (Procore, PlanGrid, MS Office, scheduling software).
• Adept at managing fast-paced construction environments with multiple moving parts.
• Ability to travel regionally as needed.
• Valid driver's license and ability to work in varying jobsite conditions.

Preferred Qualifications

• Experience with key project types: multifamily, student housing, senior living.
• OSHA 30 certification.
• Experience managing large subcontractor teams (10+ trades active on site).
• Background with large-scale, multi-building developments or $10M-$100M+ projects.
• Understanding of Lean practices, BIM field integration, or advanced scheduling tools.
