Company Overview

Tiello has partnered with an established Arizona-based general contractor delivering ground-up and complex commercial construction projects throughout the Phoenix market.

The company works across industrial, automotive, office, retail, utility, and other commercial markets and is seeking an experienced Commercial Construction Superintendent to join its team due to continued growth and a strong pipeline of upcoming work.

Role Summary

The Commercial Construction Superintendent will be responsible for the onsite execution of commercial construction projects typically valued up to $10M.

This is a hands-on field leadership position for an experienced builder who understands commercial construction means and methods and can independently manage a project from site mobilization and ground-up construction through interior buildout, punch, closeout, and final turnover.

The Superintendent will work closely with the Project Manager while taking ownership of day-to-day field operations, subcontractor coordination, scheduling, quality control, safety, inspections, site logistics, and project documentation.

The ideal candidate has at least 5 years of experience specifically as a Commercial Construction Superintendent and understands how to build the complete project, not simply manage a shell or individual scope.

Job Responsibilities
  • Oversee all onsite construction activities for assigned commercial projects from mobilization through final completion.
  • Manage commercial construction projects typically valued up to $10M.
  • Schedule and coordinate subcontractors, materials, equipment, deliveries, and self-performed work.
  • Manage ground-up construction activities including site development, excavation, underground utilities, concrete, structural construction, building systems, and interior improvements.
  • Understand and interpret plans, specifications, shop drawings, details, and other construction documents.
  • Review project details closely and identify constructability issues or conflicts before work is performed.
  • Coordinate RFIs and field issues closely with the Project Manager.
  • Maintain project schedules and ensure required milestones and completion dates are achieved.
  • Prepare and maintain detailed 3-week look-ahead schedules through direct coordination with subcontractors and vendors.
  • Anticipate potential schedule delays and proactively develop solutions to keep projects on track.
  • Lead weekly subcontractor coordination meetings.
  • Coordinate City, County, State, special, and third-party inspections as required.
  • Maintain strong quality control throughout construction, including review of layout, elevations, shop drawings, materials, installation details, and completed work.
  • Maintain accurate record drawings reflecting differences between construction documents and actual field conditions.
  • Complete daily construction reports in Procore.
  • Utilize Procore throughout the project for documentation, drawings, RFIs, reporting, coordination, and project records.
  • Maintain compliance with applicable City, State, and County jobsite requirements, including dust control, site access, excavation notifications, and working-hour restrictions.
  • Serve as the onsite safety leader and ensure required safety procedures and daily pre-task planning are completed.
  • Coordinate daily trade activities to ensure work areas are ready, subcontractors are properly sequenced, and conflicts between trades are addressed.
  • Review change-order requests, additional work authorizations, and time-and-material documentation and communicate changes to the Project Manager.
  • Participate in weekly owner meetings and maintain professional relationships with owners, architects, engineers, inspectors, subcontractors, and project partners.
  • Manage punch-list activities, as-built documentation, O&M manuals, warranties, final inspections, and project closeout.
  • Participate in post-project reviews and apply lessons learned to future projects.
  • Independently manage field operations while maintaining close communication and coordination with the Project Manager and Operations leadership.
Qualifications / Requirements
  • Minimum 5 years of experience as a Commercial Construction Superintendent required.
  • 7+ years of Commercial Construction Superintendent experience preferred.
  • Strong ground-up commercial construction experience required.
  • Thorough knowledge of commercial construction means, methods, sequencing, and field execution.
  • Demonstrated ability to independently run commercial construction projects from mobilization through final turnover.
  • Experience managing site/civil, structural, architectural, MEP, interior, and finish scopes.
  • Strong understanding of drawings, specifications, shop drawings, RFIs, inspections, quality control, and project closeout.
  • Strong subcontractor coordination and field scheduling experience.
  • Ability to develop and manage short-term look-ahead schedules and proactively resolve schedule conflicts.
  • Hands-on Procore experience required.
  • Proficiency with tablets/iPads, email, Microsoft Word, Excel, and other standard construction technology.
  • Current OSHA safety card required.
  • High school diploma or equivalent required.
  • College coursework, construction education, or additional industry training preferred.
  • 5+ years of prior carpenter or similar construction trade experience preferred.
  • Strong mechanical aptitude and the ability to visualize how individual building components and systems integrate into the completed project.
  • Comfortable using and understanding hand tools, power tools, and standard construction equipment.
  • Strong leadership, communication, judgment, problem-solving, and organizational skills.
  • Ability to work independently with minimal supervision while communicating appropriately with Project Management and Operations.
  • Ability to establish productive working relationships with owners, architects, inspectors, subcontractors, field personnel, and internal team members.
  • Strong attention to detail and commitment to quality, safety, schedule, and successful project completion.
  • Phoenix-area commercial construction experience strongly preferred.
  • Ability to work onsite at active commercial construction projects and lift up to approximately 50 pounds.
